A 5.1-acre hilltop parcel perched on the ridge above Charlotte Pike in West Nashville, marketed as Sky Nashville, is back on the market, with brokers saying the offering is priced in the low $30 millions. The cleared, infrastructure-complete site sits high above the Charlotte Avenue corridor with long views of the downtown skyline, and local developers say the combination of entitlements and utility work already in place makes it a fast-to-market play for the right buyer.
As first reported by Nashville Post, MMG Real Estate Advisors’ Nashville team is handling the listing. Marketing materials lean hard on the pitch that "the seller has done all of the heavy lifting," positioning the property as a ready-to-build site. In the listing presentation, MMG’s Austin Fragoletti called Sky Nashville “a genuinely rare opportunity.”
The offering brochure shows roughly 5.1 acres entitled for 60 three-bedroom townhomes and 63 mid-rise condominiums, for a total of 123 units, and notes that site work is about 95% complete with utilities in place and an elevation near 700 feet, according to the brochure. The materials say a buyer can take down the full site or purchase the townhome and condo parcels separately, with plans available for review. The offering brochure lays out the project highlights and site plan.
Public records show the parcel traded for roughly $4.4 million in October 2015, a transfer recorded in county files and reflected on public listings. Developer Baird Graham later acquired the property, and the firm’s project materials note a roughly $15.5 million purchase in 2022 as Sky Nashville’s build-out advanced. Redfin and the developer’s blog outline the transaction history and project timeline.
Legal fight over stormwater controls
The site’s development history has not been entirely smooth. Tennessee Riverkeeper filed suit alleging sediment pollution tied to early clearing work at the property, focusing on runoff concerns. A federal judge ultimately dismissed the case after finding the complaint targeted the wrong party at the time. The environmental group said it would keep monitoring compliance, according to AOL, which republished coverage from The Tennessean.
Why builders might bite
For builders, an entitled, mostly site-complete ridge-top parcel within quick driving distance of the Midtown medical and university corridors is not exactly an everyday listing. MMG’s local pipeline reports have tracked Sky Nashville as an active project in recent market data, underscoring that it is already on the radar of local players. With foundations, roads, and utilities staged, the marketing pitch leans on speed-to-market as the main selling point, along with flexibility for buyers who want either the whole package or separate townhome and condo components. MMG Real Estate Advisors has also highlighted the parcel in its Nashville market materials.
Offering materials describe the price range as sitting in the low $30 millions, although the seller has not posted a formal public asking price. The marketing notes that only modest remaining permit work, estimated in the six-figure range, stands between a buyer and vertical construction, according to Nashville Post. Prospective buyers are being directed to MMG’s Nashville office for additional details and access to confidential offering materials.
