JLL is handling the listing for the campus, which broker materials describe as roughly 1,043 rooms on 95 acres with about 150,000 square feet of IACC-certified meeting space, according to CoStar. Marketing documents note that the site was built in phases between 1925 and 1998 and opened to outside business as the Q Center in 2002 after decades as the Andersen Center for Professional Education. JLL’s pitch suggests a buyer could redevelop vacant structures or tap unused land to boost the campus’ value, either by running it as a hotel-heavy operation or converting portions of it to residential or mixed-use.

Kane County planning materials list the campus at roughly 1,042 rooms, and travel listings peg the address at 1405 N. Fifth Ave. in St. Charles. Together, those records underscore how rare a roughly 1,000-room, self-contained conference campus is in the western suburbs, complete with on-site dining halls, meeting suites and acres of grounds that a new owner could reimagine.
Why companies are shedding campus assets
The proposed sale fits into a broader pullback from company-owned training retreats, a trend that has seen firms offload similar properties in recent years; CoStar notes recent transactions involving large corporate training campuses. Many corporations now prefer to rent hotel and conference space or shift big events to city centers instead of maintaining far-flung resorts. That move cuts operating overhead but opens the door for investors looking at conversion plays. The property drew national attention when a bomb threat led to an evacuation while out-of-state lawmakers were staying on-site; authorities later cleared the campus, according to WRAL citing CNN. JLL and the property operator did not immediately respond to interview requests about the marketing strategy and asking price, and the sale process could stretch on for months while investors weigh conversion costs against the value of the land and the existing hotel inventory.
