According to CoStar, the Building Service 32BJ Health Fund acquired the 18,975-square-foot condo from RXR for $22.08 million, or about $1,164 per square foot, in what the outlet characterizes as an owner-user transaction. CoStar frames the sale as a handoff to a fund tied to an existing occupant rather than to an outside investor.
Sale Logged In City Records, New Dental Center Carved Out
Public property records compiled by PincusCo show the transaction was recorded on April 8, 2026, under parcel ID 1008201406. Earlier this year, an amended condominium declaration created a dedicated "Dental Center Unit" spanning the building's first floor and mezzanine, set up to provide dental services for 32BJ members, according to a weekly roundup from FNYR.

The sale lands as RXR and partner Hudson Bay Capital continue their recapitalization and repositioning of 620 Avenue of the Americas. The joint venture secured a $320 million loan facility last year to upgrade the roughly 500,000-square-foot property, as reported by ConnectCRE.
