Four new tenants just signed on at 60 Madison Avenue, bringing roughly 70,000 square feet of fresh occupancy to the Midtown South office market and giving one of Madison Square Park’s office addresses a timely boost from AI and creative players.

Deals at a glance

The Moinian Group locked in about 70,000 square feet of new leases at 60 Madison Ave., according to Connect CRE. Tenex Labs grabbed a full-floor, 25,000-square-foot lease. Foundational Labs, doing business as Pace, committed to 17,500 square feet. GovWell Technologies took another 17,500 square feet. Rounding out the group, The Full Picture leased about 8,000 square feet.

On the ownership side, CBRE brokers Gregg Rothkin, Hayden Pascal, Jared London, Taylor Walker and Keegan Schenk represented the landlord. Tenant brokers came from Newmark, Savills and Cresa, splitting up the assignments among the four incoming firms.

How other outlets tallied the totals

Another outlet clocked the numbers a little differently. Commercial Observer reported a similar package of transactions but put the combined total at roughly 68,000 square feet and described the tenant mix as three AI-related companies and one communications or creative firm. That coverage also singled out Tenex as the largest single commitment at the property, taking the full 25,000-square-foot floor.

What this means for Midtown South

The leases add to steady Midtown South momentum as technology and media tenants keep chasing larger, flexible floorplates, according to market data. Colliers’ Q1 2026 report shows leasing volume and asking rents holding up in the submarket even as availability tightens.

At 60 Madison, proximity to Madison Square Park, upgraded fiber connectivity and a menu of full-floor options are all part of the sales pitch, per the building listing on Moinian.com. For the Moinian Group, the new signings help convert refreshed floor plates into longer-term occupants and keep the building in the hunt for fast-growing firms. Brokers and landlord representatives did not specify move-in dates in the initial public notices.
