Quality Services for the Autism Community has locked in a lease for roughly 25,000 square feet at 1200 Zerega Avenue in the Bronx to grow classrooms, day-habilitation and outdoor programming across the borough. The deal pairs nearly 13,000 square feet on the building’s second floor with more than 12,000 square feet of outdoor area, giving the nonprofit room for therapeutic activities, vocational training and neighborhood-facing events.

The Lease and the Space

As reported by the New York Business Journal, the lease covers the second-floor offices and an adjacent exterior space at Simone Development’s 1200 Zerega Ave. The outlet notes that the configuration is expected to support expanded program operations in the Bronx, while leaving open whether the site will ultimately house classrooms, day programs or back-office functions.

How QSAC Plans to Use It

Quality Services for the Autism Community, which says it provides direct services to more than 2,700 children and adults across New York City and Long Island, runs early-intervention classrooms, after-school offerings, day habilitation services and vocational training. According to QSAC, the additional space at Zerega will give staff the indoor classrooms and outdoor area needed for therapeutic programs and community activities that benefit from both settings.

The Building and Landlord

1200 Zerega Ave is part of Simone Development’s Bronx portfolio. The developer’s website cites a remaining second-floor office block along with more than 12,000 square feet of exterior parking and loading area at the property. Transit access and flexible layouts are key selling points, features that can work for therapeutic programs as well as industrial users, according to Simone Development.

Part of a Broader Expansion

The Bronx lease is the latest in a run of sizable deals for the nonprofit. In January, QSAC signed a roughly 23,633-square-foot lease in Garden City to expand Long Island services, according to Long Island Business News. Back in October 2025, the organization inked a roughly 42,000-square-foot agreement in Jamaica, Queens, as reported by Commercial Observer. Taken together, the moves suggest QSAC is leaning into larger, purpose-built sites outside Manhattan to house classrooms, day services and vocational programs.

Hiring and Next Steps

QSAC is already staffing up for the new Bronx footprint. The organization’s careers page lists Bronx openings and a July hiring event tied to a “Bronx II Day Hab and Offices” location at 1200 Zerega Ave, signaling that recruitment is underway for the expanded site, according to QSAC. The New York Business Journal report does not include a move-in date, and no public timeline has been released for when programs will begin at the Zerega location.
