Third Gen Coffee has started work on a new shop along the Magnolia corridor, a move that will stretch the local roaster’s footprint beyond its Grogan’s Mill storefront and into a roughly 2,100-square-foot café space slated to wrap construction by early August. Local contractors appeared on permit filings earlier this spring, signaling the project is officially in motion.

According to the Texas Department of Licensing and Regulation, project TABS2026018899 lists the new location at 32615 FM 2978 in Magnolia, with a recorded start date of May 4, 2026, and an Aug. 3, 2026, completion date. The filing describes a privately funded interior lease build-out for a coffee shop, estimated at $77,090 and about 2,098 square feet. The record also names MB&B Architects and Engineers as the design firm and Reylan Holdings LLC as the property owner.
Company Roots And Local Footprint
Third Gen operates its flagship at 25136 Grogan's Park Drive in The Woodlands, per Third Gen Coffee, and presents itself as a third-generation coffee farming family that roasts and sells direct-trade beans. The site lists hours and contact information for the Woodlands shop but does not yet promote a Magnolia opening date.
What The Magnolia Shop Will Pour
The planned Magnolia outpost is expected to serve the same lineup Third Gen regulars know well, including espresso, cold brew, brewed coffee and teas, as reported by Community Impact. That outlet first spotted the permit filing among a slate of recent Tomball and Magnolia projects.
What Happens Next
The TDLR project page notes that owners must schedule an accessibility inspection by a registered accessibility specialist no later than 30 days after completion and no later than the first anniversary of the finished project, in line with agency rules. If construction holds to the listed timetable, the Magnolia café could be ready for customers in late August, although Third Gen has not announced a formal opening date.
