
DHL has signed a full-building lease at ALTO Pinto 45, locking in the newly completed 586,919-square-foot Class A logistics building in South Dallas. The deal brings the project to full occupancy, with ALTO saying lease execution wrapped in May 2026 and DHL operations scheduled to begin in August 2026.
In a press release via Business Wire, ALTO Real Estate Funds confirmed the transaction and noted that DHL will serve as the long-term tenant. The company did not disclose financial terms in the release.
What ALTO Pinto 45 Offers
The property, marketed by Colliers, sits off Pleasant Run Road in Wilmer and can function either as a single 586,919-square-foot box or be subdivided down to about 150,000 square feet. According to listing details on LoopNet, the building is built for heavy distribution use, with a cross-dock layout, 40-foot clear heights, deep truck courts and a large lineup of dock doors. Those specs are exactly the kind of hardware national logistics operators look for when fast turnarounds and intermodal connectivity are nonnegotiable.

The deal underscores ongoing demand for institutional-quality logistics space in the Dallas-Fort Worth market, especially in locations with strong intermodal access. According to LEEDallas, DFW has continued to post steady absorption of modern warehouse product, helping keep submarkets like South Dallas firmly in the running for big-box tenants.
ALTO’s Play And Track Record
“This success was the result of a highly coordinated effort across ALTO’s investment, development, and operating teams,” ALTO CEO Yaniv Melamud said in the company release, per Business Wire. ALTO’s website notes the firm has roughly 16 years of experience and has invested in about 83 properties totaling roughly 15 million square feet, and the DHL tenancy gives the company a fully leased flagship asset in the South Dallas submarket.
ALTO and DHL have not provided further operational details beyond the stated timeline, so for now, market watchers will be focused on whether this long-term lease helps spark more leasing momentum across other large distribution projects in southern Dallas.
