According to The Business Journals, the property will offer 130 guest rooms, including several executive suites, and is scheduled to open to guests on June 10. The outlet also reports the development tab at about $20.7 million and identifies the project as part of Marriott’s AC brand.
Room Count And City Revenue
The city’s tourism briefing shows Folsom currently has about 904 hotel rooms, and the AC Hotel will push that total to roughly 1,034, a meaningful bump for the local market. The same FEDCorp presentation notes that a 4% TBID adjustment would generate approximately $1.1 million a year to support marketing and visitor infrastructure.

City planning documents describe the project as a five-story, L-shaped tower on a 1.45-acre parcel at 510 Palladio Parkway, with about 85,473 square feet and eight executive units. City of Folsom materials state that the hotel was approved after environmental review and include conditions intended to limit traffic and parking impacts on the Palladio.

Marriott’s plans for the property include an AC Lounge and AC Kitchen, a fitness center and flexible event space positioned for both business and leisure travelers.
