New Caney’s slice of the Grand Parkway is gearing up for a serious retail glow-up. Fidelis Realty Partners is planning Trails at the Parkway, a new shopping center on roughly 33 acres at Plum Grove Road and the Grand Parkway, with a mix of anchor spaces, inline shops, and pad sites designed to catch the flood of new rooftops rising in the northeast Grand Parkway corridor. Construction is slated to start in late 2026, putting the project on a relatively quick track to serve nearby neighborhoods.
According to Community Impact, a Fidelis spokesperson confirmed via email on June 3 that the project will carry the Trails at the Parkway name, with exact street addresses and tenants still to be determined. That report notes a company news release describing the property as a 33-acre retail site at the Plum Grove and Grand Parkway interchange.
Developer plans and site data
Per the Fidelis Realty Partners' property page, the project is positioned at the northeast corner of Grand Parkway (Hwy 99) and Plum Grove Road and is being marketed with roughly 185,482 square feet of retail space. Plans call for anchors, end caps, and pad sites, giving the developer flexibility to court everything from big-box retailers to smaller storefronts. Marketing materials play up visibility from Hwy 99 and offer a downloadable site plan and brochure for would-be tenants and brokers.
Why the timing matters
The new center is arriving just as The Trails master plan, Valley Ranch, and other nearby projects have added thousands of homes to the corridor, reshaping what local residents expect from nearby shopping and services in eastern Montgomery County. The Houston Chronicle has reported that rapid homebuilding and new road connections in the area have helped fuel a wave of commercial projects, and industry coverage indicates Fidelis acquired the acreage for Trails at the Parkway in late 2024.
Leasing, size and next steps
Fidelis leasing pages and commercial listings show the center is being pitched to anchors and national chains, although no tenant roster has been announced publicly yet. A VAPS listing on the developer’s site lays out the project’s size and available space, and brokers say formal lease signings and local permitting will likely come before major dirt work begins ahead of the late 2026 construction target.
For New Caney residents, Trails at the Parkway is expected to bring closer options for groceries, dining, and everyday services as thousands of new homes continue to fill in around the Grand Parkway. Exact tenant names and a firm groundbreaking date should come into focus as leases are finalized and permits get filed, and both local officials and the developer have posted property and leasing details online for retailers and brokers looking to get in early.
