NYU Langone Health is gearing up for a massive Long Island move: a new teaching hospital and research center in Melville that could transform a familiar stretch of aging office park just south of the Long Island Expressway. Hospital officials and real estate insiders say the system is targeting two large office buildings that would anchor the campus, extending NYU Langone’s growing presence beyond its existing hubs in Mineola and Patchogue.
Suffolk County officials have publicly pegged the investment at roughly $1 billion, with County Executive Edward P. Romaine calling the proposal a “game changer,” according to local coverage. News 12 reported that the transaction has not yet closed and that NYU Langone declined to offer detailed comment, while town leaders signaled they welcome projects that bring jobs and investment.
According to Long Island Business News, NYU Langone is in contract to purchase One and Two Huntington Quadrangle, a pair of office buildings totaling about 765,000 square feet on roughly 45 acres. Brokers estimate the package at about $135 million for the land and structures, and the outlet reports that the owner list and deal team include national office-asset managers who have been marketing properties in the Melville Quadrangle.
The Huntington Quadrangle site sits just south of the Long Island Expressway and next to a planned mixed-use project known as Melville Crossing. Local outlets note the property is inside the Melville Town Center district and could be folded into broader redevelopment plans. Huntington Now reports that town officials say they have not yet received formal documentation of any sale.
A detour from Uniondale
The Melville push follows the collapse of a separate effort to build a $3 billion medical center at Nassau Community College in Uniondale, a project county officials said was paused over technical and logistical issues. In March 2025, News 12 reported on that pause and noted that NYU Langone told county leaders it would continue scouting alternative Long Island locations.
Approvals and the road ahead
Turning office towers into a hospital complex will trigger a long checklist of state and local approvals. In New York, projects that establish or expand hospitals typically require Department of Health oversight and Certificate of Need review by the Public Health and Health Planning Council. The state outlines the CON process and recent rule changes on its website, and large construction projects can be sent to full review, a step that brings months of regulatory scrutiny and public comment, according to the New York State Department of Health.

Town and county officials say a major medical campus could deliver hundreds of construction jobs and long-term healthcare positions, but planners are expected to push for detailed commitments on traffic, parking and community benefits. Huntington Supervisor Ed Smyth and other local leaders have emphasized that they want concrete plans and a signed deal before they formally line up behind the proposal, a caveat noted by Long Island Business News.
For now, journalists and local officials are watching for a signed purchase contract, site-plan filings with the Town of Huntington and a formal public disclosure from NYU Langone. Until those documents land, details such as bed counts, specialty services and the exact campus footprint remain tentative.
