
Alidoro, the Italian sandwich shop chain that started in SoHo, is beefing up its Manhattan footprint with two splashy new counters at One Madison Avenue and inside the Empire State Building. The additions put the brand directly in the path of office workers and visitors, and they give landlords another food option to help keep their lobbies buzzing in a choppy office market.
Where It’s Going
At One Madison, Alidoro has inked a 12-year lease for about 1,004 square feet on the ground floor, part of what building owner SL Green bills as a carefully curated retail program. The lineup is designed to catch both building employees and the midday crowds spilling through Midtown South.
“We’re excited to welcome these new tenants to One Madison Avenue,” SL Green said in its leasing announcement, framing Alidoro and its neighbors as everyday amenities rather than occasional treats.
Empire State Building Shop
The Empire State Building is getting in on the action too. Owner Empire State Realty Trust flagged Alidoro as one of the food and beverage offerings tied to a new tenant lounge and amenity suite, which also features other chains and full-service spots.
That listing suggests Alidoro’s counter will be folded into the everyday tenant experience, rather than tucked in with the observation deck concessions that cater to tourists.
Alidoro’s Footprint
Alidoro opened in SoHo in the 1980s and has since grown into a citywide presence, with locations in marquee properties like Rockefeller Center and Moynihan Train Hall. The company’s own website lays out a cluster of Manhattan storefronts and tags One Madison as “Coming Soon” on its location map. Alidoro and the dining directory at Rockefeller Center both include the brand among current or planned food vendors.
Why Landlords Want Food
The deals highlight a broader play by office landlords who are leaning on food and beverage to keep buildings attractive as work patterns keep shifting. One Madison’s retail push, promoted alongside major office leases and an edited lineup of eateries, is pitched as a way to keep the property competitive in Midtown South.
Owner SL Green has said the new retail is meant to sharpen the tenant experience and add some energy at street level.
Crain's New York Business first reported the expansion on June 18, 2026, noting that the move would deepen Alidoro’s midtown presence. Crain’s is tracking the rollout, and Alidoro’s online ordering portal currently labels the One Madison location as “Coming Soon.” As of this week, Alidoro still lists the new outpost that way.
