
Ambrose has been busy near the runways this month, landing two industrial leases in the Cincinnati and Denver markets that fill roughly 154,000 square feet between them. The quiet pair of deals builds on the firm's recent push into airport-adjacent logistics parks and gives operators fresh room to maneuver near major cargo hubs.
Deals at a glance
In the Cincinnati market, a confidential material-handling company has signed on for 110,457 square feet at Building I of Cincinnati Logistics Park – Airport West, Ambrose's new four-building complex in Burlington, Kentucky, as reported by REJournals. Paired with the Denver lease, the transactions total roughly 154,000 square feet and reflect a quick run of occupancy at Ambrose's recent developments.
Cincinnati Logistics Park – Airport West sits along I-275 at the Graves Road interchange, about six miles west of the Cincinnati/Northern Kentucky International Airport. Buildings I and II can be split into suites as small as 40,000 square feet, while Buildings III and IV are reserved for build-to-suit projects, according to Ambrose. The park is being marketed and leased by Colliers' Cincinnati industrial team, per Colliers.
HubStarr expands into Denver
In the Denver market, Arizona-based HubStarr Logistics has taken 43,350 square feet at Building I of Ascent Commerce Center, marking the company's first Colorado operation and a new foothold in the Mountain West logistics corridor, as reported by Mile High CRE. "Denver has become one of the most strategically important logistics markets in the country," Paul Soucek, HubStarr's vice president of sales and marketing, said in that report.
Ambrose acquired Ascent Commerce Center in 2024. The three-building park sits just west of Denver International Airport with direct access to Peña Boulevard and E-470. Ambrose's brochure shows Building III can be demolished down to 16,640 square feet and that Building I had a 43,350-square-foot suite available before the HubStarr lease. Local leasing at the park is handled by Cushman & Wakefield, per Ambrose materials.
Why it matters
The two leases highlight ongoing demand for modern, airport-proximate warehouse space as companies regionalize inventory and push for shorter delivery windows. In Denver, the appeal is already on display, with Advance Auto Parts signing a 178,000-square-foot lease at Ascent earlier this year, as reported by BusinessDen. Near the Cincinnati/Northern Kentucky International Airport, proximity to one of North America's busiest cargo gateways keeps Northern Kentucky attractive for material-handling users, a point noted by REJournals.
Ambrose and its leasing partners say they are still marketing remaining suites at both parks as tenant interest continues. Buildings I and II in Cincinnati and Building III at Ascent offer move-in or demisable options for occupiers seeking airport access. With Colliers and Cushman & Wakefield working the markets, Ambrose appears positioned to place the remaining space with new tenants in the coming months.
