In a press release via Newsfile, Vital Infrastructure (TSX: VITL.UN) said it paid C$126.7 million, or about US$89.9 million, for the property and funded the purchase with proceeds from recent European dispositions and its credit facility. The release describes the asset as a 142,249-square-foot, seven-storey, purpose-built medical outpatient center that is leased to AdvantageCare Physicians New York with roughly 11 years left on the lease.

“This acquisition represents another important step in the execution of Vital Infrastructure’s growth strategy,” CEO Zach Vaughan said in the release, which also notes the deal is expected to be immediately accretive to funds from operations per unit.

Who Is In The Building And Why Location Matters

As reported by Brooklyn Eagle, tenants inside the Health Hub include New York Cancer & Blood Specialists, Lenox Hill Radiology, Advanced Dermatology and Quest Diagnostics, alongside AdvantageCare’s primary care operations. The building sits over the Liberty Avenue subway and right next to Broadway Junction, giving patients and clinicians direct access to one of the borough’s key transfer points for travel across Brooklyn and into Queens.

What This Means Locally

Vital Infrastructure says the purchase adds to its international portfolio of healthcare real estate across North America, Brazil, Europe and Australia. At the same time, industry research from Cushman & Wakefield points to tight supply and steady investor demand for purpose-built outpatient medical buildings.

For East New York, the message for now is continuity. The REIT and local operators say existing leases and services at the Health Hub will continue as usual, with no immediate operational changes announced.
