Carson’s South Bay housing pipeline just got a very visible new chapter: Manhattan Square, a gated community of 351 condos and townhomes, is taking shape west of the 405 along Avalon Boulevard. Lennar is marketing the homes from the mid-$700,000s, putting a large new for-sale project on a part of the city slated for broader redevelopment.
The development includes two-, three- and four-bedroom homes ranging from 1,229 to 2,066 square feet, according to Urbanize LA. The project is being built under the Manhattan Square name and combines attached townhomes with condominium-style residences.
Four Home Collections Arrive Near Avalon Boulevard
Lennar’s current community listing identifies four collections: Brixton, Chelsea, Madison and Ellison. The builder lists pricing from the mid-$700,000s into the $1 million range, with floor plans offering two to four bedrooms and a community swimming pool.
The homes are being sold as a homeownership-focused community rather than a rental apartment complex. Lennar said in its launch announcement that the project began presales this month, with model homes opening July 11 and the development positioned near the 405, SouthBay Pavilion and Dignity Health Sports Park.
Housing Is Only One Piece Of The Larger Site
Manhattan Square was approved as part of a larger mixed-use project entitled by Faring, on land that previously included a mobile home park, Urbanize LA reported. Faring is expected to break ground on apartment buildings along the eastern side of the property, meaning the broader site is planned to add both ownership and rental housing.
For now, Lennar’s portion is the one residents and prospective buyers can see moving from plans into construction. The builder’s community page lists the project at Avalon Boulevard and East 213th Street, with homes currently being offered by appointment and prices subject to change.
