
Endeavor Real Estate Group is getting ready to put shovels in the ground on 5th & Walsh, a new core-adjacent office project just west of downtown Austin that the company says will become its future headquarters. The five-story building is slated to replace a block of low-slung structures in Clarksville and bring street-level retail, landscaped courtyards and amenity floors to the area. If it moves forward on schedule, it will be one of the rare major office groundbreakings in Austin this year.
According to the Austin Business Journal, Endeavor has already lined up about 85,000 square feet of commitments from unnamed office tenants, which represents more than 55% of the building's office space, before construction has even started. The outlet reports that the strength of that early pre-leasing helped support the decision to move Endeavor's own corporate offices into the project.
Project details and design
Public materials from Endeavor list the site as 1200 W 5th St and indicate the building will offer roughly 174,449 square feet of office space, along with about 21,258 square feet of ground-floor retail. As outlined by Endeavor Real Estate Group, the design team features Lake | Flato and Studio8, and the project is targeting LEED Silver certification along with a 3-Star Austin Green Building rating.
The marketing materials highlight outdoor terraces, landscaped courtyards, bike storage and a subterranean parking garage, all aimed at tenants that want amenity-heavy, move-in-ready space instead of more bare-bones offices. It is the kind of setup designed to turn a workday into something closer to a full campus experience, at least for those who still report to an office.
Endeavor's headquarters plan
Endeavor told the Austin Business Journal that it plans to relocate its headquarters into 5th & Walsh, consolidating local operations just outside the downtown core. That move, combined with the substantial pre-leasing already in place, is the company’s stated reason for pushing ahead on construction despite softer conditions in some parts of the broader office market.

Endeavor says the project is already more than half pre-leased and that it plans to break ground soon, though it has not yet released a firm start date. If the schedule stays on track, brokers are expected to turn more attention to the remaining retail space and tenant build-outs while Clarksville neighbors keep an eye out for fencing, cranes and the rest of the visual cues that a major office project is officially underway.
