
Folsom’s Talavera Apartments have changed hands in one of the Sacramento region’s biggest multifamily deals of the year. USA Properties Fund sold the 293-unit Broadstone community to Sentinel Real Estate, putting a newer rental property squarely on the radar of institutional investors.
Sentinel paid $102.5 million for the complex, making it the largest local multifamily purchase reported so far in 2026, according to the Sacramento Business Journal. The price works out to roughly $350,000 per apartment, a hefty number for a property that opened just six years ago.
New York-Based Investor Adds Folsom Community
Sentinel Real Estate is a New York-based investment manager that focuses heavily on apartments and operates its own property-management platform. The company says it has acquired and managed more than $22 billion in real estate, including nearly 29,000 apartment units as of March 31, 2026, according to Sentinel’s corporate profile.
USA Properties Fund developed Talavera and describes itself as a vertically integrated multifamily company involved in development, construction and management. The sale gives Sentinel control of a relatively modern Folsom asset while USA Properties moves on from ownership of the community, although the initial announcement did not detail any changes to leasing or day-to-day operations.
Talavera Includes A Small Affordable Housing Component
City records identify the project as Talavera Ridge, a 293-unit development that includes six extremely low-income apartments. Folsom’s affordable-housing inventory lists those units at the property, which sits among the city’s newer apartment communities, according to the City of Folsom.
The community’s leasing website markets studio, one-bedroom and two-bedroom apartments in the Broadstone neighborhood, with amenities including a pool, fitness center, clubhouse and pet facilities. Talavera is located near Palladio at Broadstone and major Highway 50 connections, according to Talavera’s property website.
Deal Lands During A Slower Apartment Sales Year
The transaction stands out against a cooler Sacramento multifamily market. Colliers reported more than $208 million in apartment deal activity during the first quarter, down sharply from nearly $579 million in the prior quarter, while a Q2 report from Kidder Mathews identified an $83.6 million sale as that quarter’s largest completed transaction.
That makes Talavera’s $102.5 million price tag a notable Folsom benchmark, especially for a property built in 2020 rather than an older complex requiring a major turnaround. The deal is less about adding new apartments than about who controls a sizable, income-producing piece of Folsom’s fast-growing rental landscape.
