Fredericksburg is about to get a campground that treats roughing it like a resort amenity, complete with a lazy river, adults-only pool and covered wagons with bathrooms. The new KOA property is aiming to turn a Hill Country stay into something closer to a full-service getaway than a weekend spent arguing with a tent zipper.
CultureMap Austin reports that Kampgrounds of America is developing the roughly $2 million resort on historic farmland near downtown Fredericksburg. The project will mark KOA's return to the local market after its former US-290 franchise property became an independently operated adults-only RV park.
A campground built for RVs, cabins and covered wagons
KOA's official property listing says the resort will have more than 290 sites, including full-hookup RV spaces designed to accommodate large rigs. Guests without an RV can book deluxe cabins, a Sunday House-inspired cabin or covered wagons outfitted with modern amenities, including bathrooms.
The Fredericksburg Chamber describes the project as an upscale outdoor destination with a family pool, lazy river, adults-only pool, two hot tubs, café and restaurant, event space, retail shop and KampK9 dog park. The resort is also expected to offer monthly stays, giving snowbirds and longer-term visitors another lodging option in Texas Wine Country.
KOA calls it a first-of-its-kind ground-up project
The resort is not simply a refreshed version of an existing campground. Woodall's Campground Magazine reported after the 2024 groundbreaking that the Fredericksburg project was KOA's first true greenfield development, meaning the company was building the park from the ground up.
Construction plans call for 291 sites, nearly 50 KOA Patio RV sites, cabins, Conestoga wagons, nature trails, activity rentals and a pool complex. KOA's construction update says the Social Haus and family pool area are taking shape alongside an adults-only pool area near The Overlook.
Reservations open before the entire build-out is done
There is one small asterisk attached to the resort's splashy debut. CultureMap noted that Texas Department of Licensing and Regulation project details listed the full build-out for completion in early October, even as KOA advertised a soft opening for September 1.
KOA is already accepting reservations for stays beginning September 1, 2026, so the first guests could arrive while final work is still wrapping up across parts of the property. If the resort hits that target, Fredericksburg will have a new option for travelers who want Hill Country scenery, winery access and a lazy river without fully abandoning the comforts of civilization.
