The proposal calls for a roughly 3,890‑square‑foot building with a drive‑thru, indoor seating, and a covered outdoor patio near East 56th Avenue and Telluride Street in the Gateway‑Green Valley Ranch area, part of a broader redevelopment push east of Peña Boulevard. Company officials say the timeline will depend on how the city handles approvals and permitting.
Project drawings and the permit filing show the restaurant would sit at 17600 E. 56th Ave and include 84 indoor seats, a 32‑seat covered patio, bike parking, an on‑site parking lot, and a drive‑thru, according to The Denver Post. The submission lists the building as roughly 3,890 square feet and includes renderings of the chain’s familiar exterior.
Matt Loevenguth told The Denver Post that "it is too early to say if or when approvals will be obtained to open a restaurant there," and that the chain "remains hopeful about serving the Denver community with an additional location." Those comments, filed alongside the plans, underscore that the project is still at the permitting stage.
Part of a bigger buildout
The In‑N‑Out proposal is tied to a larger development push in Green Valley Ranch and appears to be the first building to submit permitting documents for the area, according to the Denver Business Journal. The wider project aims to add retail and housing near the 56th Avenue corridor as the city parcels land for new commercial nodes.

Earlier this year, the City and County of Denver moved to rezone parcels at 17600 East 56th Avenue and 4991 North Telluride Street as part of the Denver Spur, city Legistar documents show, and the In‑N‑Out plan is now subject to site‑specific review and building permits on the files at Denver Legistar. The project will need sign‑offs from planning and transportation reviewers before construction can begin. In‑N‑Out Burger also notes in its press kit that the chain opened a Timnath location on June 25 as it continues to expand in Colorado.
