According to The Dallas Morning News, the building, known as 17 Cowboys Way, was sold by Jones' Blue Star Land Phase IV LLC to Hobbs Brook Real Estate. Collin County deed records show the transaction closed in late June. The paper reports that financial terms were not disclosed and that Hobbs Brook declined to provide the sales price.

County appraisal records peg the parcel's taxable value at about $146.2 million, according to the Collin Central Appraisal District's property database. That figure is not the sale price, but it gives a sense of the scale of the asset tucked inside The Star district.

Boston firm plants its flag in Texas

Hobbs Brook, a Waltham-area owner-operator with roughly 4.7 million square feet under management, describes itself on its website as a long-standing suburban office investor. The Frisco purchase gives the company a foothold in North Texas as it targets institutional-quality, Class A properties outside major coastal markets, a strategy Hobbs Brook outlines on its own site.

Tenants and why the deal matters

The 11-story tower is about 98 percent leased to tenants that include Fifth Third Bank, Cain Watters & Associates, McAfee and Baker Tilly US, as reported by The Dallas Morning News. Peter Gottlieb, a Hobbs Brook executive, told the paper that "Frisco continues to emerge as a leading corporate destination, and this property is well-positioned to deliver durable long-term performance."

For Frisco, the sale underscores how The Star has evolved from a team headquarters into a larger corporate hub that now attracts serious institutional capital. Blue Star Land did not immediately respond to requests for comment.
