The Saturday ceremony launches a roughly $34 million first phase that will bring apartments, ground-floor retail and office space just west of the Goodpasture campus, breathing new life into a project that has lingered on planning lists for years.

The first phase carries a price tag of about $34 million and will be led by the two development firms in partnership with school leadership.

Developer materials describe the initial phase as a four-story residential building with 115 units, covered parking, a pool and pet-friendly amenities. Plans also call for ground-floor retail and office space, putting everyday services and workplaces directly under the new apartments.
Samaroo Development Group lists The Hub at 607 as part of its Madison portfolio, while Bronte Development Group presents the site as a pre-construction, fully entitled multifamily infill project.

For years, market pipeline reports have tracked a Hub-at-607 proposal, listing a 115-unit, prospective development in Nashville construction pipeline documents and reinforcing its reputation as a long-stalled effort.
Berkadia has included the property in past Nashville development listings, while Goodpasture’s site confirms the school’s Madison campus location next door to the project site.

Developer materials put the construction schedule for the first phase at roughly 18 to 24 months once work is fully underway, with the team emphasizing a quick, amenity-forward delivery for the initial residential building.
