Fanatics founder Michael Rubin is turning his annual White Party backdrop into an even larger personal playground, quietly picking up the beachfront house right next door to his existing Bridgehampton compound. The shingled home at 167 Dune Road, roughly 4,200 square feet of oceanfront real estate, had been on the market for about $42.5 million. The final sale price is staying under wraps.
Deal details
Rubin sealed the purchase of 167 Dune Road, according to The Real Deal, which reported that the property was listed with a $42.5 million price tag. The listing identified Jennifer Wilson of Saunders & Associates as Rubin’s representative in the deal, while town records show the parcel registered under the Zucker name, per Southampton Town.
About the house
The newly acquired, two-story shingle residence is a Francis Fleetwood design that spans about 4,200 square feet and includes five bedrooms and approximately 5.5 bathrooms on a 3.14-acre lot with an estimated 300 feet of private ocean frontage, as listed. Features include an open chef’s kitchen, an oceanfront deck, a pool paired with a summer kitchen and pool house, an elevator and an outdoor shower, according to Realtor.com.
Rubin’s Dune Road compound
This latest buy effectively stitches the new home into Rubin’s existing Dune Road footprint, right next to the modern mansion he picked up a few years ago. The Real Deal reported that in 2020 Rubin paid about $50.1 million for the contemporary property at 187 Dune Road, giving him a rare stretch of continuous oceanfront on the South Fork.
Why it matters
The expanded compound tightens Rubin’s grip on a trophy run of Hamptons beachfront that routinely draws celebrity attention, and not just for the scenery. His White Party returned this year with a long roster of music and sports stars, TheGrio reported, underscoring the property’s role as a high-profile social hub. The move also spotlights a familiar Hamptons trend, in which ultra-wealthy buyers knit together neighboring parcels to maximize privacy and control. Rubin’s fortune sits comfortably in the multibillion-dollar range, a level of wealth that helps explain both the scale and low-key nature of acquisitions like this, Forbes notes.
