
Bradshaw Business Park in Rancho Cordova has traded hands for about $20 million, ending a nine-year run for current owner GPR Ventures and pulling a key Highway 50 industrial asset into the orbit of a New York-based investment firm.
The sale was reported July 21 by the Sacramento Business Journal, which put the price at roughly $20 million and identified the buyer only as a New York investment group that stepped in after a recent marketing push.
The property
Marketing materials pitched Bradshaw Business Park as a multi-tenant light industrial campus near the Highway 50 corridor. A Colliers offering on CREXi described a roughly six-building package totaling about 134,422 square feet, shown as approximately 93% leased and labeled "contract pending" before the deal closed. Colliers Institutional Capital Markets was listed as the brokerage team.
GPR's nine-year hold
GPR’s own portfolio page tells a slightly different story about the size and configuration. The firm records acquiring the Bradshaw asset in September 2017, labeling it “Bradshaw 2” and citing about 167,223 square feet across eight buildings, which suggests the campus may have been marketed or carved up in pieces over time. GPR Ventures also notes the September 2017 purchase date.
What the sale suggests
At the reported $20 million price, the math pencils out to roughly $120 to $150 per square foot, depending on whether you use GPR’s 167,223 square foot figure or the smaller 134,422 square foot footprint from CREXi. The price itself comes from the Sacramento Business Journal, while the larger campus size is drawn from GPR Ventures.
All of it is trading in a market that has softened from its recent highs. Colliers reported Sacramento-area industrial vacancy at about 8.2% in the first quarter of 2026, with negative net absorption to start the year, a backdrop that makes well-leased, relatively low-drama flex parks a safer bet for risk-averse institutional buyers.
The New York buyer has not publicly laid out any plans for the park. For now, brokers and tenants along the Bradshaw and Highway 50 corridor will be watching to see whether the new owner keeps riding the existing rent roll or moves to reposition one of Rancho Cordova’s more visible industrial clusters.
