The site sits beside Crosswater Parkway about a half-mile east of Nocatee's Splash Water Park, with DCCM of Houston listed as civil engineer and Gainesville-based Scherer Construction named as the contractor.
County records show the permit was issued July 21 and list the same 44,507-square-foot scope and $10.5 million construction estimate, as reported by Jax Daily Record. The outlet also notes that Turner Crosswater LLC paid about $1.9 million for the five-acre site in September 2025, according to property records.
Where it will sit
The planned store lot at 1245 Crosswater Parkway lands right in the middle of Crosswater village, roughly 0.5 mile east of the Splash Water Park and close to St. Johns County Fire Rescue Station No. 18. That stretch of Crosswater Parkway has seen a flurry of commercial activity in recent months as the master-planned community continues to fill in, according to reporting by St. Johns Citizen.
Turner’s footprint locally
Turner is a family-owned operator that runs Ace Hardware locations along with Turner Home furniture stores across Northeast Florida. The company’s website lists locations in Jacksonville Beach and St. Augustine, details that help explain why the Crosswater property is positioned to potentially carry both home-improvement and furnishings under the Turner umbrella, per Turner Home.
Sale and developer ties
The five-acre parcel changed hands from members of the Davis family, best known as the founders of Winn-Dixie, through Sonoc Company LLC, Jax Daily Record reports. That sale links the new Turner Ace to the larger Nocatee master-planning effort and continues a long-running pattern of parcel deals that have shaped the community’s retail spine. Scherer Construction, the Gainesville firm listed on the permit, is set to serve as general contractor for the build.
