According to the Tampa Bay Business Journal, Aventon has filed plans for a 384-unit luxury apartment community at the southwest corner of State Road 56 and Meadow Pointe Boulevard. No construction schedule has been announced, and the filing remains a starting point rather than a green light for building.

A marketing brochure for the broader Wesley Chapel Lakes development identifies roughly 20 acres of the 63-acre southwest quadrant as being under contract with a multifamily developer for 384 units, according to Colliers. The proposed apartments would occupy only part of that large corner, leaving plenty of room for the commercial development that has long been envisioned around the intersection.

Aventon Already Has A Footprint In Wesley Chapel

This would not be Aventon’s first swing in the area. The company previously announced Aventon Meadow Pointe, a 360-unit, four-story community with one-, two- and three-bedroom apartments, according to an Aventon Companies release.

The new proposal appears aimed at the same upscale rental market, arriving as the developer’s existing Aventon Meadows community markets amenities including a resort-style pool, fitness center, pet facilities and lake views. In other words, Wesley Chapel’s apartment pipeline is not exactly limiting itself to bare-bones garden units.

More Housing In A Corridor Already Under Pressure

The Aventon proposal joins a steady stream of residential projects spreading across Pasco County. Recent local coverage has detailed another 273-unit apartment proposal at The Grove, while larger master-planned communities farther east are adding thousands of additional homes and apartments along State Road 56.

That growth has already sparked debate among Pasco officials over whether the area needs more apartments or more employment-generating commercial space first. In January, commissioners narrowly approved a mixed-use land-use change near Interstate 75 that included up to 325 multifamily units, with one commissioner warning that Wesley Chapel’s apartment market was already saturated, as reported by the Tampa Bay Beacon.

Aventon’s filing will now face Pasco County’s development review process, where officials examine details such as the project’s location, unit count, master-planned development status and concurrency requirements. The county’s development review checklist makes clear that the paperwork and technical review come well before construction permits.

For drivers, renters and nearby homeowners, the most immediate takeaway is simple: another large apartment community is lining up for the SR 56 corridor. Whether it ultimately brings new housing, more traffic or both will become clearer as site plans and county review documents move forward.
