
New Braunfels is getting a new slice of riverfront luxury. River's Edge at Gruene, a 125-acre community off FM 306 near the Chapel at Gruene, has broken ground and is being marketed as a high-end enclave for people who want private river access without giving up quick trips to Gruene's historic district.
The plan reads like a resort brochure: a mix of private riverfront lots, roughly 200 to 225 homes, a boutique hotel, pools, sports courts, casitas for guests and either a speakeasy-style hangout or a rooftop bar. Early riverfront lots are being promoted as limited, a not-so-subtle nudge to buyers and builders to get in line now.
As reported by Community Impact, the project is led by local developer Clint Jones, who moved to New Braunfels about a decade ago after serving as general counsel for a national homebuilder. Construction began in 2025. Jones told the outlet that planning for the boutique hotel and other amenities is expected to kick off in 2027, adding, "I would like for it to be the best community in New Braunfels at the end of the day." According to the same report, riverfront lots are listed between $900,000 and $2.3 million, with river-access lots starting in the mid-$300,000s.
The development's River's Edge at Gruene website leans hard into the river lifestyle. It highlights private water access, a community waterfront park, a weekend shuttle to the Gruene Historic District and casitas for short stays. Prospective buyers are invited to reserve limited river lots, and the site notes that buyers can bring their own builders. A local broker is listed as handling sales.
Engineering And Permitting
Behind the glossy renderings, the technical paperwork is already grinding along. Engineering documents for the subdivision describe the tract as roughly 124.79 acres and list Regal Land Development, with Clint Jones as the local contact. Those construction plans note that part of the site lies inside a FEMA special flood-hazard area and within Edwards Aquifer jurisdiction.
Before major work can move ahead, approvals are required from New Braunfels Utilities, the Texas Commission on Environmental Quality, Comal County OSSF and TxDOT, according to the plans. In other words, the Guadalupe may be nearby, but the regulatory waters have to be navigated first.
Where It Fits In
River's Edge is the latest big move along the Gruene and FM 306 corridor, where a separate 155-acre gated community has also been proposed. Together, they underscore just how hot riverfront living has become in this stretch of New Braunfels.
City of New Braunfels planning documents, along with earlier reporting, point to new trails and infrastructure projects that would connect Gruene Road to Old FM 306. If those plans come to life, traffic and recreation patterns in the corridor could look very different in a few years, with River's Edge sitting squarely in the middle of that evolution.
Timeline And What's Next
Jones is aiming to have the hotel and public amenities wrapped up by late 2029 or early 2030. He has not yet named a hotel operator, and says initial hotel planning will not start until 2027.
The engineering approvals and environmental reviews outlined in the construction plans will ultimately dictate when roads and utilities go in and when lots are officially released for sale and homebuilding. For now, the riverfront dream is under construction, and the buy-in is clearly aimed at those who can afford a front-row seat on the Guadalupe.
