
Sawtelle is about to get a much larger neighbor near the 405. Construction has started on a seven-story apartment building planned with 102 homes, including 14 units reserved for very low-income renters, marking the latest step for a project that has been evolving since 2024.
According to Urbanize LA, EJKS LLC, managed by Elliot Nayssan, is developing the project just west of Interstate 405 and south of Santa Monica Boulevard. Plans call for one-, two-, and three-bedroom apartments above a two-level subterranean garage with 97 parking spaces.
Fourteen Apartments Will Be Reserved As Affordable Housing
The Los Angeles City Planning Commission approved the project in 2025 after the development team sought density-bonus incentives allowing a larger building than base zoning would normally permit. The commission’s staff report identifies 14 very low-income apartments in the project, while Sam Ghanouni is listed as the architect. Plans also include recreation rooms, roof decks, and a rooftop terrace level, according to Los Angeles City Planning.
From A Smaller Proposal To A Full 102-Unit Build
The project has grown considerably since its earliest public version. What Now Los Angeles reported in 2022 that the site was being considered for a 63-unit building, while Urbanize LA’s approval coverage said a 2024 filing envisioned 92 apartments before the plan reached its current 102-unit configuration.
The shift puts a triple-digit apartment building on a site that was previously occupied by smaller residential structures. It also reflects how development plans can change substantially between the first city filing and the version that actually reaches construction.
More Nayssan Housing Is Already Next Door
The Beloit project will sit directly east of a separate 48-unit apartment complex at 1650 Sawtelle Boulevard, another Nayssan Properties development designed by Ghanouni. Urbanize LA previously reported that project included four affordable apartments, basement parking, and a rooftop amenity deck. Taken together, the two developments account for 150 apartments in the immediate Sawtelle area.
Construction Could Run Into 2028
Urbanize LA reports that construction is expected to take 18 to 24 months, with work beginning earlier this summer. If that schedule holds, the building would likely be ready sometime in 2028, although large apartment projects can see timelines shift. For now, the headline change is simple: a long-planned Sawtelle housing site is no longer just a rendering.
