
Even as Los Angeles County’s high-end housing market hit a soft patch, one Studio City newcomer still managed to grab the spotlight. A Fryman Canyon contemporary asking just under $14 million led last week’s luxury contracts, reminding sellers that a rare lot and sharp architecture can still cut through a slow week for $4 million-plus listings.
Studio City standout in Fryman Canyon
The Villa Duir residence at 3274 Oakdell Road is a roughly 6,500-square-foot, five-bedroom new build set on an approximately 27,000-square-foot Fryman Canyon lot. The listing, held by Equity Union’s Andrew Dinsky and Compass’s Jennifer Winston, highlights an integrated smart-home system, a media room, a glass bridge that leads to a secluded guest suite, and a private gym and wellness suite.
According to Redfin, the home was marketed at about $14 million. It was also briefly listed for rent at $88,000 per month, according to Realtor.com, a reminder that some high-end owners are still willing to test both the for-sale and rental waters.
Beverly Hills price cut to keep things moving
The Elm Estate at 605 North Elm Drive in the Beverly Hills Flats also made the weekly tally after a June price trim to about $12.95 million. The roughly 6,200-square-foot, five-bedroom Spanish-style property, marketed by Rochelle Maize, shows public-record activity that lines up with a 2022 purchase at roughly $6.6 million.
Compass notes the adjusted asking price and that, as of this week, the sale was contingent, suggesting the discount did its job in nudging a buyer across the finish line.
Luxury market hits a soft patch
Across Los Angeles County, the market logged 14 luxury contracts last week, with a combined asking volume near $98.3 million. That total came in about 25 percent below the same week a year earlier, according to The Real Deal, which attributed the figures to Douglas Elliman’s Eklund Gomes weekly report.
The prior week’s signed deals had topped $150 million, a sharp swing that underscores how quickly the top of the market can shift from crowded to quiet.
What it means for sellers watching the whiplash
The message for would-be sellers is fairly clear. Exceptional product can still pull buyers off the sidelines, but pricing and timing have become crucial in a market that shows noticeable week-to-week volatility.
The price adjustment on Elm Drive and the Oakdell property’s rapid move into a contingent or pending status both point to the same playbook. Being realistic on price and offering turnkey features remain key, according to the listing records cited above, especially when the broader luxury numbers are bouncing around.
