Dhanani Private Equity Group is trading in its Stafford base for a high-profile Sugar Land address, snapping up the three-story former Texas Instruments office building at 13905 University Blvd and carving out space for a new headquarters. The firm plans to occupy part of the property while turning the rest into medical and professional office condominiums aimed at physicians and other professional tenants, giving Dhanani a front-row seat along the University Boulevard corridor beside UH Sugar Land and the expanding MD Anderson campus.
According to the Houston Business Journal, Dhanani closed on the building in April 2026 after purchasing it from Texas Instruments. The outlet reports that the company intends to retain a portion of the space for its own offices while selling off individual suites to other office users, blending a corporate HQ with an ownership play for local professionals.
Planned office condos and company HQ
A commercial listing rebrands the property as the "Dhanani University Building," positioning the three-story asset as Class A medical and professional office suites and condominiums. As laid out in the listing, Dhanani is expected to occupy much of the first floor, with suites available on the second and third levels. The materials also highlight a 2026 renovation and underscore the building’s proximity to MD Anderson's Sugar Land expansion and nearby hospital systems, pitching the address squarely at medical users, per Crexi.
Dhanani's growing Sugar Land footprint
The headquarters move is the latest in a string of Sugar Land plays for the firm. Dhanani purchased 50 acres near the Smart Financial Centre in 2022 for a proposed mixed-use development, as reported by the Houston Chronicle. The company then expanded its local retail holdings in 2024 when it acquired First Colony Commons in a deal arranged by CBRE, adding a major shopping center to its Sugar Land portfolio.
What this means for the local market
Turning the former corporate office into owner-occupied suites taps directly into demand in Sugar Land's medical and professional corridor. Listing materials and marketplace postings indicate early buyer interest, and note that upper floors have already been partially sold off-market. That activity could give physicians and small professional firms a path to ownership near MD Anderson, UH Sugar Land and other referral partners, potentially helping to steady smaller office ownership in the submarket, according to the broker listing on LoopNet.
Brokerage firm Phelps & Frias is marketing tours and condo availability to prospective buyers through the property listings, according to the online pages. The building, at 13905 University Blvd, Sugar Land, TX 77479, still has suites available for purchase as Dhanani settles into its new headquarters and the former TI site starts its second act.
