
Related Urban, the affordable-housing arm of the Related Group, is looking to completely reset a key stretch of Coconut Grove, filing plans to knock down two aging county complexes and replace them with a mixed-income, two-tower community at 3181 Douglas Road and 3150 Mundy Street near the Douglas Road Metrorail station. If Miami-Dade signs off, the project would bring roughly 818 residences, new street-level commercial space and a Miami-Dade library branch to the corridor.
Plans in brief
The application lays out a 25-story Stirrup Plaza tower with about 402 units and a 22-story Magnus Grove tower with about 348 units, for a total of 750 new apartments, according to Florida YIMBY. When the 68 existing residences that would remain on the site are factored in, the plan reaches 818 units overall. The taller tower is slated to rise to about 270 feet, with the second topping out around 241 feet, per the filing.
Site, amenities and design
Architecture firm Cohen Freedman Encinosa & Associates prepared renderings that show stucco exteriors with green and white accents, floor-to-ceiling glass and metal balconies, and each tower would feature its own amenity deck and swimming pool, according to Floridian Development. Plans call for Magnus Grove to dedicate about 7,650 square feet for a Miami-Dade library branch, while Stirrup Plaza would add roughly 7,200 square feet of restaurant and retail space along the street. The submission also shows about 811 parking spaces and 55 bicycle parking stalls for residents and visitors.
Zoning and review path
To move the proposal through Miami-Dade’s administrative review track, the team is leaning on the county’s Rapid Transit Zone rules and Florida’s Live Local Act, which together can open the door to additional height and by-right review for qualifying mixed-income projects near transit. Miami-Dade’s RTZ code spells out the station-area standards for Douglas Road, while the state’s Live Local law creates incentives and an expedited path for eligible affordable housing developments (Miami-Dade RTZ code; Live Local Act).
Existing homes and community impact
The roughly 4.48-acre site, owned by Miami-Dade County, is currently home to Stirrup Plaza and Gibson Plaza, both affordable housing complexes listed in the Shimberg Center’s Florida Housing Data. The filing outlines a phased redevelopment that would keep 68 existing units in place while new construction proceeds. Florida Housing Data shows the properties at the Mundy Street addresses, and reporting on the filing notes that Related Urban was chosen through a county Request For Proposals to remake the parcels, according to Floridian Development. As the review continues, neighbors and local advocates are expected to zero in on how phasing is handled, what affordability levels look like and how construction will affect the surrounding blocks.
Next steps
The project is now in administrative review, with city and county staff evaluating whether it meets RTZ and Live Local requirements. Developers have not yet released a construction timeline or detailed income tiers for the affordable units, according to Florida YIMBY. If the application is approved, the two towers would significantly boost housing near the Douglas Road Metrorail station and add a new library branch and street-level retail that the county hopes will bring more everyday activity to the corridor.
