UCHealth just planted a big flag in the Denver Tech Center, paying about $19.4 million for a pair of Greenwood Village office towers that will become the health system’s new administrative hub. The three- and five-story buildings, One Greenwood Plaza and Two Greenwood Plaza, total roughly 196,000 square feet and sit just off Fiddlers Green Circle near the Arapahoe at Village Center transit stop. UCHealth spokeswoman Kelli Christensen said the system will use the campus to pull together back-office operations that are currently scattered across multiple sites.

What UCHealth paid and why

According to BusinessDen, UCHealth paid $19.4 million for the properties at 6550 and 6560 Greenwood Plaza Blvd., which works out to about $98 per square foot. BusinessDen quoted Christensen saying the move will "reduce expenses and allow for adequate parking, modern office amenities, energy efficiency and easy access to public transportation" for employees.

The buildings are not empty. They currently have other tenants in place, and UCHealth plans to transition its administrative staff into the campus over time rather than flipping a switch all at once.

Franklin Street Properties' Form 8-K filed with the SEC shows the sale closed on July 8, 2026, with a gross purchase price of $19,356,000. The filing states the seller used roughly $8.5 million of the proceeds to repay debt and plans to keep the remaining cash for tenant improvements, leasing commissions and other corporate purposes.

The same SEC filing lists the combined size of the two buildings at about 196,236 square feet, essentially in line with the roughly 196,000 square feet cited by UCHealth.

What the campus offers UCHealth

A Cushman & Wakefield marketing brochure puts the campus on about 8.02 acres with roughly 197,500 rentable square feet. On-site perks include a tenant café, an auditorium and an on-site daycare, the kind of extras that make a commute to the office a little easier to swallow.

The brochure notes the campus is a short walk of about 0.3 miles from the Arapahoe at Village Center light-rail station and offers parking ratios of up to 3.58 spaces per 1,000 rentable square feet. Those features line up neatly with UCHealth’s checklist of modern amenities, ample parking and convenient transit access for staff.

Price speaks to market shifts

The roughly $ 98 per square foot sale price is a sharp discount from the last time the pair traded hands. BusinessDen reports that Franklin Street Properties paid about $44 million for the towers back in 2005.

That drop is part of a broader reset in suburban office values as tenants shrink their footprints and owners rework expectations. It is also the sort of environment that has started to attract institutional buyers such as universities and health systems that can put large campuses to work for their own operations. The Denver Business Journal reported that UCHealth plans to consolidate administrative functions into the campus over the next two years, giving both the health system and current tenants some breathing room to plan moves.

Franklin Street Properties’ SEC filing suggests the handoff was structured to leave capital available for upgrades and leasing work as the campus transitions to new ownership, a setup that could soften the landing for the Denver Tech Center’s latest landlord-tenant shuffle.
