Valrico is getting a big new neighbor, and it is aiming to feel more like a vacation than a typical apartment complex. A 325-unit garden-style community called The Albion is planned for a 13-acre parcel at 104 South Mulrennan Road. Trilogy Real Estate Group says the project will offer one- to three-bedroom floorplans that average roughly 920 square feet, wrapped around a centralized clubhouse with resort-style amenities. Construction financing is already in place, and developers are projecting a fourth-quarter 2028 delivery.

The community will spread across six buildings and about 420,000 square feet of new construction, with roughly 403,000 square feet dedicated to residential space and 325 units across one-, two- and three-bedroom layouts, according to Florida YIMBY. On-site perks listed by the developer include a resort-style pool, fitness center, golf simulator, a speakeasy-style lounge, a pet spa and sports courts, per Trilogy Real Estate Group. In other words, everything from your short game to your dog’s grooming routine is covered without leaving the property.
Financing and timeline
On the money side, JLL Capital Markets arranged a $64 million construction loan for The Albion, with QuadReal Property Group providing the financing and a three-year, floating-rate facility to fund construction, according to Multi-Housing News. With that financing locked in, the development team is sticking to a target completion in the fourth quarter of 2028.
Why Valrico?
The site shows up in industry pipeline reports as one of only a handful of new multifamily projects in the Brandon-Valrico submarket, which has seen relatively little market-rate apartment construction in recent years, according to a Tampa construction pipeline report from Berkadia. That limited supply, combined with Valrico’s proximity to Tampa employment centers, is central to the sales pitch here, aiming at renters who want newer product without committing to an urban-core address.

Trilogy Real Estate Group lists the Valrico community on its portfolio page as an active garden-style project, while recent industry coverage has documented the construction loan and an updated timetable for a late-2028 debut.
