A fresh wave of warehouse space is queuing up along Kyle’s stretch of I-35, as Balcones Real Estate Group lines up a speculative industrial campus that would deliver roughly 328,000 square feet aimed at distribution and light-manufacturing tenants over the next year.
The plan was first reported by the Austin Business Journal, which reviewed city documents outlining the proposal. Commercial listings marketing the site as "Kyle Commerce Center" put the project at 278 Republic Drive and advertise roughly 326,000 to 328,000 square feet spread across multiple tilt-wall buildings with 28-foot clear heights and ESFR sprinklers. LoopNet and similar broker pages show the campus being handled by Balcones Real Estate Group.
What state filings show
Public project registrations with the Texas Department of Licensing and Regulation line up with what brokers are pitching. TDLR project pages for the site list at least two buildings, at about 78,000 square feet and about 95,900 square feet, with start dates targeted in August 2026 and completion windows around September 2027. See the TDLR pages for Building 3 and Building 4 for full registration details: Texas Department of Licensing and Regulation for Building 3 and Texas Department of Licensing and Regulation for Building 4.
Developer's local footprint
Balcones Real Estate Group has quietly built up a sizable footprint across the Austin region, with shallow-bay industrial projects from Georgetown to San Marcos and Lockhart on its portfolio page. The company’s site lists a Plum Creek Shallow Bay project at 19150 Marketplace Avenue in Kyle along with several other Central Texas builds now under construction or recently delivered. Balcones Real Estate Group and reporting from Community Impact provide background on those local efforts.
Why Kyle keeps drawing developers
Kyle sits on a stretch of I-35 that gives industrial tenants highway access to Austin, San Marcos and San Antonio while offering lower land and operating costs than many inner-city sites. City economic-development listings and recent local coverage point to a steady pipeline of speculative industrial space and pad sites that appeal to national and regional logistics users. The City of Kyle property search and nearby project coverage help flesh out that picture. Kyle Economic Development and reporting on how HPI doubles down on Kyle industrial park outline the broader pipeline.
Timeline, leasing and next steps
State registrations list owner names such as "Kyle Shallow Bay 2025 LLC" and show "Not Assigned" in the tenant fields, so no leases have been announced publicly yet. Brokers are already marketing suites, and online listings suggest a four-building campus delivered in phases. The first building registrations point to construction starts in late summer 2026 and deliveries running through 2027. Watch for permit updates, lease announcements, and any incentive requests from the city as the filings move forward. LoopNet and the Texas Department of Licensing and Regulation records remain the clearest public documentation at present.
If the project moves forward as registered, the Balcones development would add a sizable block of Class-A industrial product to the South Austin I-35 corridor and offer another clue as to why the area keeps attracting logistics and light-manufacturing users. We will track permit updates, any city filings and lease announcements as they appear in public records.
