A new car wash is taking shape along State Highway 114 in North Fort Worth, and this one comes with a pet wash station, free vacuums, and a price tag of $1.2 million. Baywash is building its third Texas location at 1349 SH 114, inside the River's Edge Plaza retail center, with an opening targeted for this fall.
The project has been underway since May 2025, according to the Community Impact. The finished building will measure 4,472 square feet, per the same state records, and will include a drive-thru wash tunnel along with the pet wash bay and complimentary vacuum stations that Baywash offers at its other Texas sites. The company announced the fall timeline in a social media post, according to the outlet's reporting.
River's Edge Plaza itself is a roughly 9,000-square-foot retail center near Roaring River Road, close to Northwest High School, based on property marketing materials from The Retail Connection. The car wash's site sits at the intersection of Highway 114 and Blackwater Trail on just under an acre of land zoned for neighborhood commercial use.
Zoning Hurdle Cleared Before Ground Broke
Because car washes sit next to residential areas, the project needed a Conditional Use Permit from the city before construction could begin. Fort Worth's Zoning Commission reviewed that application in May 2024, and city documents show the City of Fort Worth approved plans for the car wash later that year. The special approval process exists specifically to buffer nearby homes from the noise and traffic that come with an automated wash tunnel.
Once open, Baywash will have to answer to more than just zoning rules. Fort Worth prohibits commercial vehicle wash water from draining into storm drains, instead requiring facilities to route wastewater into the municipal treatment system to keep detergents and heavy metals out of local waterways. State regulators add another layer on top of that: the Texas Commission on Environmental Quality requires commercial car washes to connect to public sanitary sewers and install backflow prevention assemblies that must be tested annually to protect drinking water supplies.
Third Texas Site Joins Grand Prairie and Bay City
Baywash already operates locations in Grand Prairie on Arkansas Lane and in Bay City on 7th Street, having registered with the North Central Texas Better Business Bureau back in September 2023 under manager Cooper Reagan. The North Fort Worth site will be the chain's third in the state. Membership tiers at Baywash's existing locations range from $19.99 a month for a basic wash up to $29.99 a month for a top package that adds ceramic shield and carnauba wax protection, though the company has not detailed pricing specific to the new site.
The location is banking on a fast-growing customer base. Property data compiled by The Retail Connection put the population within three miles of the SH 114 and Roaring River Road corridor at nearly 19,000 residents in 2023, with average household income topping $122,000 — growth largely tied to the expanding Northwest Independent School District.
Part of a Bigger Wave Along SH 114
Baywash's arrival tracks with a national boom in express car washes, which have been expanding at roughly 7% annually as mature locations lean on subscription memberships to hit EBITDA margins between 35% and 50%, according to data from Matthews Real Estate Investment Services. But that boom is showing signs of leveling off: industry tracker MMCG Invest projects total U.S. car wash sector revenue will reach $19.2 billion in 2026, even as new express tunnel openings nationally slowed from 943 in 2022 to roughly 550 in 2025 amid growing market saturation.
The SH 114 corridor has become something of a magnet for commercial investment beyond just car washes. Trademark Property Co. is planning a $120M Southlake mixed-use project nearby, with construction slated to start this spring, while other Texas retailers have folded automated car washes into larger commercial builds along suburban commuter routes. For now, North Fort Worth drivers just have a fall opening date to watch for as the Baywash tunnel takes shape off Highway 114.
