New York-based investment firm Tishman Speyer is making its Charlotte debut with a $76.3 million purchase of Berkshire Dilworth, a 296-unit apartment community in the Dilworth neighborhood. The acquisition gives the company a foothold in one of Charlotte’s most established rental corridors, with plans for a round of property upgrades.

The deal was completed through Tishman Speyer’s $973 million TS Plus fund and marks its first Charlotte acquisition. The company bought the property from Berkshire Residential Investments, as detailed in a company announcement carried by citybiz.

Berkshire Dilworth opened in 2016 and is roughly 97% leased, according to the Charlotte Business Journal. The community includes studio, one-bedroom and two-bedroom apartments, along with a fitness center, pool, rooftop lounge, yoga room, private pet spa and about 3,000 square feet of ground-floor retail.

Charlotte’s Apartment Market Is Cooling Into Balance

The purchase lands as Charlotte’s apartment market works through a major wave of new supply. Northmarq reported that apartments recorded about 2,300 net move-ins during the first quarter, while more than 28,500 units came online across the region during 2024 and 2025.

Northmarq expects 2026 apartment completions to fall 23% below 2025 levels, which could help stabilize vacancy conditions as employment growth continues to support renter demand. Local asking rents rose 0.4% during the first three months of the year to $1,559 per month, though they remained down 2.1% annually, Bisnow reported.

Tishman Speyer Is Building A North Carolina Footprint

The Charlotte purchase follows Tishman Speyer’s January acquisition of The Maggie, a 244-unit apartment community in Raleigh. That deal was the firm’s first purchase in the Raleigh market and its first North Carolina multifamily investment, according to Multi-Housing News.

Tishman Speyer said Berkshire Dilworth’s location near Atrium Health’s Carolinas Medical Center and the Pearl Innovation District helped make the property attractive. The company’s Senior Managing Director Nikita Rao described the acquisition as a bet on Charlotte’s demographics, neighborhood barriers to new construction and long-term economic growth, while the firm plans targeted improvements to the exterior, amenities and select apartment interiors.
