East Flatbush may be getting a lot more neighbors at one familiar residential lot. A four-story proposal would bring 23 residences and 11,034 square feet of housing to the site, rising 62 feet with a penthouse and rear yard. It is not a skyline-shattering tower, but 23 homes on one parcel would still be a noticeable neighborhood plot twist.
According to New York YIMBY, permits were filed for 720 East 35th Street, between Farragut Road and Brooklyn Road, with Shmili Frenkel listed as the owner. The proposed concrete structure would average about 479 square feet per residence, suggesting the units are most likely rentals, though the filing does not announce a final tenure or marketing plan. Navkiran Cheema of KMA Designs LLC is listed as the architect of record.
For now, the project would be a major jump from what is on the lot: StreetEasy's property profile lists a 1915-built, two-story single-family house with one unit. If the plan advances and is built as filed, the site would trade one low-rise home for a much denser residential footprint.
The location also gives the proposal a built-in transit angle. The Newkirk Avenue–Little Haiti station, which the MTA's subway map shows is served by the 2 and 5 trains, is near the site.
Plans Are Moving, But Construction Is Not
New York City's Department of Buildings says its public systems track applications, permits and their status as jobs move through the approval process. In this case, New York YIMBY reports that demolition permits have not yet been filed and that no estimated completion date has been announced, so the neighborhood has a proposal—not a groundbreaking date.
