UNCO was founded by Elias Pope, who opened the original HG Sply Co. on Dallas's Greenville Avenue back in 2013 around clean-eating principles, according to Community Impact. Pope later partnered with Sameer Patel in 2018 to form UNCO as an umbrella company for multiple dining concepts. Sameer and Elias, described by WhatNow as longtime fans of Seager & Sons and Union Bear, are co-owners of HG Sply Co.

Joining an Established Waterfront Dining Scene

HG Sply Co. will slot into a food-and-beverage lineup at The Boardwalk at Granite Park that already includes Union Bear Brewing Co., Flamant Bar & Bistro, Suburban Yacht Club, and Blue Mesa Grill, according to the venue's own site. Both Union Bear and Seager & Sons are concepts from 33 Restaurant Group, which anchors Granite Park's dining lineup, per WhatNow's reporting. UNCO representatives said the company has admired Granite Park for years and values its warmth, nature, and community, adding that HG Sply Co. will complement the development's existing dining mix.

Granite Park itself is a 90-acre mixed-use development sitting at the interchange of the Dallas North Tollway and Sam Rayburn Tollway, encompassing more than 3 million square feet of Class-A office space, a 299-room Hilton hotel, and over 70,000 square feet of retail and dining space, according to Granite Properties. That density of daytime office workers makes the site a natural fit for a lunch-and-happy-hour-driven concept like HG Sply Co.

A Menu Built Around Dietary Flexibility

HG Sply Co.'s culinary approach leans on scratch-prepared, unprocessed ingredients, with options tailored for Paleo, keto, Mediterranean, vegan, and gluten-free diets — including thinly sliced jicama used in place of taco shells, Community Impact reports. The chain's menu also emphasizes sustainably sourced salmon, uncured bacon, and house-made dressings, according to the same outlet.

The Granite Park location will mark HG Sply Co.'s fifth in the region. Beyond its flagship on Lower Greenville, the brand currently operates in Fort Worth's WestBend and Alliance Town Center developments as well as Trophy Club, with a Rockwall venue also slated to open in late 2026 ahead of the Granite Park debut, according to Blue Ribbon News. That Rockwall spot is set to feature a 6,300-square-foot rooftop overlooking Lake Ray Hubbard, per the outlet.

A Financial Track Record Backed by Public Investors

UNCO has leaned on equity crowdfunding through StartEngine to help finance its growth, a strategy that lets everyday patrons buy stakes in new locations. The company raised $760,000 from 151 investors for its Fort Worth Alliance location in 2024, as noted by EscapeHatchDallas, and investors receive distributions along with loyalty perks through the UNCO Founders Club. It remains to be seen whether a similar crowdfunding campaign will be launched for the Granite Park location ahead of its opening.

The commercial case for expansion looks solid on paper. In 2023, HG Sply Co.'s three then-existing locations generated a combined $19.8 million in revenue, according to public offering filings reviewed by StartEngine. Parent company UNCO Hospitality now operates a North Texas portfolio of 12 restaurants spanning proprietary concepts including HG Sply Co., Leela's Wine Bar, Hero, Tina's Continental, and Culpepper Cattle Co., per the Dallas Observer.

Plano Eyes the Bigger Picture for Legacy and Granite Park

The new restaurant arrives as the City of Plano works through its own planning push for the surrounding business district. In January, the city approved a $150,000 contract with consulting firm Freese and Nichols to develop a master plan for the Legacy and Granite Park commercial districts, aiming to address post-pandemic office trends and future growth, according to Community Impact. The study is expected to weigh evolving workplace preferences and land-use density across the area.

That planning matters because of just how much economic activity surrounds Granite Park. The broader Legacy business corridor hosts more than 33 million square feet of corporate headquarters and regional campuses, including major employers like Toyota Motor North America, Bank of America, FedEx Office, and Capital One, according to Plano Economic Development. That daytime workforce, paired with area residents, forms the customer base HG Sply Co. is betting on when its doors open at Granite Park in January 2027.
