
Rudin’s 30-story 3 Times Square has reached 75% occupancy after a major makeover, and a dispute-resolution company is taking two floors at the Midtown tower. JAMS signed a 55,000-square-foot lease, giving the renovated building another substantial office win as Manhattan’s leasing market shows signs of life.
The two-floor deal will move JAMS from 620 Eighth Avenue to 3 Times Square, with the relocation expected in the fourth quarter of 2027 and asking rent undisclosed, according to The Real Deal. JAMS, which provides arbitration and mediation services, says its work centers on private dispute resolution for businesses and other parties.
Renovation Bet Starts Showing Results
Rudin finalized a major renovation and capital-improvement program at 3 Times Square in 2025. The landlord’s website highlights a redesigned triple-height lobby, upgraded elevators and security systems, a dedicated amenity floor, dining options, meeting space and a fitness center at the 925,000-square-foot tower, according to Rudin.
The upgrades are being paired with a steady push to refill the building. Spectrum Reach, a division of Charter Communications, signed a 56,000-square-foot lease in 2025, while Touro University has a 310,000-square-foot footprint and Anchin, Block & Anchin previously leased 45,000 square feet, The Real Deal reports.
Manhattan Office Leasing Is Picking Up
The timing gives Rudin a friendlier market to work with than the one that greeted many office landlords after the pandemic. Manhattan recorded 22.8 million square feet of office leasing in the first half of 2026, the strongest first-half performance since 2002, according to data from Colliers cited by Commercial Observer.
That does not make Midtown’s office market an overnight sellout, but it does make renovated, amenity-heavy towers easier to pitch to companies weighing a move. For 3 Times Square, the JAMS lease adds another sizable tenant while Rudin works toward turning its improvement campaign into a fuller building.
