
Northwest Austin is about to get another major apartment project, with a $90 million development set to rise inside the sprawling Pearson Ranch community. JPI plans to break ground this month on 342 new homes aimed at a corridor increasingly shaped by tech jobs, big employers and a steady appetite for housing.
JPI closed on 9.3 acres in June at the northwest corner of Pearson Market Circle and Spectrum Drive, according to Community Impact. Called Jefferson Pearson Ranch, the project is expected to be completed in 2028 and will be part of the larger 156-acre Pearson Ranch master development.
The project marks JPI’s return to the Austin market after roughly a decade away, according to the developer’s official announcement. JPI cited nearby technology employers—including Apple, Dell, PayPal, Amazon and Visa—as key reasons it sees more housing demand along the Northwest Austin corridor.
Jefferson Pearson Ranch Will Bring 342 New Apartments
The complex will consist of three four-story buildings above a two-level parking deck, Community Impact reported. The planned mix includes 25 studios, 211 one-bedroom apartments, 90 two-bedroom homes and 16 three-bedroom homes.
Amenities are designed to give the development the familiar upscale-apartment treatment: a standalone fitness center, resort-style pool, resident lounge, private conference rooms and a dog park. JPI also lists outdoor kitchens, fire pits, coworking space and a dog-wash station among the planned features in its project announcement.
Austin’s Apartment Market Is Entering A Different Phase
The timing comes as Austin’s apartment market works through the aftermath of its construction boom. Colliers reported that the Austin–Round Rock market had 350,991 apartment units at the start of 2026, with new supply down 3.9% year over year and 16,171 units still under construction.
Average rents had recovered to about $1,400 after 10 consecutive quarters of declines, Colliers said, suggesting a market that is no longer seeing the same flood of new inventory but is still carrying plenty of it. JPI’s release similarly argues that fewer projects are expected to deliver between now and 2028, creating an opening for Jefferson Pearson Ranch as employment growth continues.
The Larger Pearson Ranch Plan Is Still Taking Shape
Jefferson Pearson Ranch is one piece of a much larger project pitched as a walkable, bikeable community with housing, offices, retail, restaurants, hotels and 30 acres of parks, according to the Pearson Ranch website. The development sits near State Highway 45 and West Parmer Lane, placing the new apartments close to major employment centers in the city’s northwest suburbs.
Rents, leasing dates and any income-restricted units have not been announced in the project materials reviewed. For now, the next visible milestone is the expected August groundbreaking, followed by a construction schedule that points toward residents moving in sometime in 2028.
