
A 15-acre stretch of land at 1480 S. Main St. in Boerne just hit the market with a $4.9 million price tag, and it comes with something rare in this booming Hill Country town: frontage on three major roads at once. The mostly undeveloped parcel sits on elevated terrain near Boerne Town Center, The Bevy Hotel Boerne, the Interstate 10 frontage road, Herff Road and South Main Street, putting it in an active commercial corridor in the Texas Hill Country.
Boehm Commercial Group announced the listing, which according to MySA includes roughly 275 feet of frontage on I-10, 346 feet on South Main Street and 485 feet on Herff Road. That kind of triple exposure is unusual for a single tract, and as reported by PR Newswire, the land sits directly adjacent to established traffic drivers including Boerne Town Center, The Bevy Hotel Boerne and a Las Palapas restaurant. The site also includes a 2,891-square-foot house that could serve as interim office space while a buyer plans a larger build-out.
Zoning Already Set Up for Big Plans
The parcel is zoned Community Commercial, or C-3, and the same PR Newswire report notes it already has municipal water and electricity infrastructure on-site — meaning a developer wouldn't have to start from scratch on utilities. That zoning designation opens the door to a wide range of uses, and MySA reports the property is considered suitable for retail shopping centers, medical facilities, luxury hospitality and mixed-use developments.
Boehm Commercial Group framed the opportunity in stark terms, telling MySA that “opportunities of this scale, accessibility, and strategic location are increasingly limited within Boerne's core market.” The firm, which has ties spanning Boerne, Bulverde, San Antonio and Fredericksburg, also described the listing as “a rare opportunity to own space in the heart of the Hill Country.”
A Town Reshaped by Rapid Growth
The listing lands in a city that barely resembles what it looked like just a few years ago. U.S. Census Bureau data shows Boerne's population reached an estimated 24,047 residents by July 2025, a 34.6% jump from the 17,865 counted in the 2020 Census. Kendall County has grown alongside it: Community Impact reported that county-wide population hit an estimated 53,289 in 2025, up 20.3% from 44,568 five years earlier.
That growth has coincided with development activity along I-10 and South Main Street, and this parcel isn't the only project reshaping the corridor. Hoodline previously reported that a 30,572-square-foot retail plaza near Boerne Town Center is set to break ground next month, expanding a strip already anchored by Sprouts Farmers Market. Just down the highway, the $9 million Freedom Place Business Park is bringing seven shell buildings for trade contractors and light-industrial tenants to 40225 S I-10 W, according to Hoodline's earlier coverage.
Highway Corridor Braces for Buc-ee's
Perhaps the biggest sign of how much traffic this stretch of I-10 is expected to carry is the proposed Buc-ee's travel center, which Hoodline reported in July is now targeting a 2027 opening after city leaders secured a scaled-down design and environmental concessions. The project was first announced nearly 10 years earlier and remains under review.
Not every commercial move in Boerne is happening on the highway fringe. Downtown, developers have proposed Park Plaza, a 12,000-square-foot retail concept at 305–325 North Main Street for high-quality restaurants, Hoodline reported in March. That infill push stands in contrast to the outlying highway land sales driving much of the current boom.
The growth hasn't gone unchecked. Kendall County commissioners approved an $11.25 million purchase in December to conserve 310 acres at Guadalupe River Ranch. It's a tension local officials are still working through as commercial listings like the one at 1480 S. Main St. keep landing on the market — private investment pushing forward on one side, preservation efforts trying to keep pace on the other. MySA reports Boerne is expected to keep evolving as new businesses, restaurants and developments arrive.
