
A new 13-story tower has landed at the corner of Tonnelle and Van Reipen avenues in Journal Square, and it's now taking applications for renters willing to pay anywhere from $2,900 a month for a studio to $7,550 for a three-bedroom. Casa One, developed by Manchanda Group, brings 196 rental residences to a stretch of Jersey City that's seeing a building boom.
The building, located at 166 Van Reipen Avenue, was designed by Jorge Mastropietro Architects Atelier and Emara Ghobrial Architects and stands 144 feet tall, according to Jersey Digs. The site, also identified as 96-110 Tonnelle Avenue, previously held a vacant residential building, and work broke ground there in 2023, the outlet reported. Team Moza, working with brokerage Prominent Properties Sotheby's International Realty, is presenting the property and offering private viewings to prospective tenants, according to Jersey Digs.
Kabir Manchanda, founder of Manchanda Group and a real estate veteran with more than two decades of experience, said Casa One was meant to be more than another rental building. The outlet's report notes he emphasized “generous living spaces, considered design, quality finishes, wellness, and community spaces” in describing the project's intent. Manchanda also said the company is investing in Journal Square's future, a comment that lines up with the developer's growing footprint in the neighborhood.
What's Inside the Building
Casa One's 196 residences break down into 76 studios, 116 one-bedroom units, and four two-bedroom homes, per the same report from Jersey Digs. Twenty of those units are set aside as designated affordable housing, according to the report. The project is located within Jersey City's Journal Square 2060 Redevelopment Plan, according to the Jersey City Open Data Portal. According to Jersey City Open Data, the city's 2021 Inclusionary Zoning Ordinance addresses a mandatory affordable housing requirement in the Journal Square 2060 Redevelopment Plan. A Jersey City Open Data resolution dated May 8, 2024, said the Journal Square 2060 Redevelopment Plan development area contained only 123 units of affordable housing. A Jersey City Open Data development application review says the Journal Square 2060 Redevelopment Plan has no parking requirements or density caps.
Individual units feature open-concept living and dining areas, stainless-steel kitchen appliances, in-unit washers and dryers, and either tub-and-shower combinations or spacious showers, per the report. Built-in and walk-in closets provide what the listing describes as ample storage. Beyond the residences themselves, the building includes 3,217 square feet of ground-floor retail across three storefronts and 13,044 square feet of second-floor commercial office space with a rear outdoor deck, according to Jersey Digs' earlier coverage of the project's topping out.
Amenities Aim at Wellness and Community
The building's amenity list leans heavily into lifestyle perks: a rooftop swimming pool, rooftop barbecue stations, a rooftop dog run, a fitness center, a yoga room, and craft and maker spaces. There are also resident lounges, conference rooms, an on-site coffee shop, and a 24-hour attended lobby. For commuters, Casa One provides a private shuttle to the Journal Square PATH station, which offers direct access to Manhattan.
That transit link carries added weight this year. A March report discussed PATH maintenance work and transit officials, as Hoodline reported at the time. For a building marketing itself partly on convenience to Lower Manhattan, transit access remains a meaningful selling point.
Pricing and Leasing Incentives
Studios at Casa One are priced from $2,900 to $3,425 a month, while one-bedroom units range from $3,450 to $3,960. One-bedroom-plus-den residences start higher, from $4,225 to $4,525, and three-bedroom homes top out the range at $7,350 to $7,550. New leases include one month free on a 13-month term, or two months free on a 19-month term, according to the listing details reported by Jersey Digs.
Those incentives arrive as the broader Jersey City rental market shifts beneath luxury towers like Casa One. The median apartment rent across Jersey City stood at $2,745 a month as of April, while Class A vacancy across Northern New Jersey reached 10.7%, according to Prodigy Real Estate. That glut of new Class A inventory has pushed landlords across the region to reintroduce multi-month free-rent concessions to compete for tenants, the brokerage's report noted.
A Growing Footprint in Journal Square
Casa One isn't Manchanda Group's only stake in the neighborhood. The company also lists 115 Giles Avenue and 96 Cottage Street among its Jersey City projects, and it expanded its Journal Square holdings in January 2025 by purchasing the site of a White Castle at 2995 JFK Boulevard for $13 million, according to discussion on Reddit. The restaurant has reportedly been allowed to keep operating temporarily before construction begins.
Brett Triangle Park has received resiliency improvements, including a stormwater rain garden, according to Dresdner Robin. The garden is designed to filter stormwater runoff from adjacent roadways.
Casa One's arrival adds a new residential tower to Journal Square. A 1,517-unit Homestead Market project with two towers has also been reported. Prospective tenants can reach Team Moza directly at 201.989.0624 to schedule a private viewing of the new building.
