A Florida-based off-price retailer has signed a lease for 18,451 square feet at Charlotte Exchange, at 1658 Lansing Road in Charlotte, Michigan. Bealls is expected to open the new store between October 23 and 25, as part of a broader push by the company into the state this fall.

According to CoStar, Shawn O'Brien, senior vice president at Colliers, and Amy Richter-Perkins, associate vice president at Colliers, are listed in connection with the lease. Medawar Jewelers is a Lansing-based family jewelry company founded in 1978.
Part of a Multi-State Expansion
Charlotte's new Bealls store is landing as part of a coordinated Michigan rollout. Entering Michigan marks the 23rd state for Bealls Inc., part of a broader initiative to open 25 new stores across 12 states in fall 2026 and spring 2027, per the Business Observer. Alongside Charlotte, the retailer has scheduled fall 2026 openings in Owosso, Coldwater, and Sturgis, with plans to expand into Niles and Clio in spring 2027, the outlet reports. To support that growth, the company also expanded its New York City Garment District buying office from 2,900 to 3,900 square feet in 2026, bolstering vendor relations and inventory sourcing for the expanding store footprint.
Bealls got its Michigan foothold underway in August, hiring management for a store in Coldwater occupying a former Dunham's Sports building on East Chicago Street, according to WTVB. Before this expansion, the nearest Bealls store for Mid-Michigan residents was located in Angola, Indiana, the station notes.
A Century-Old Family Retailer
Bealls is not a new name in off-price retail, even if it is new to Michigan. The company traces its roots to 1915, when it opened in Bradenton, Florida, as the Dollar Limit dry goods store. Bealls Inc. celebrated 110 years in business in 2025, operating more than 660 stores under fourth-generation family leadership, according to Bradenton Magazine. CEO Matt Beall took over leadership in 2019 following his father Bob Beall's 40-year tenure at the helm.
Supported by more than 14,000 associates, Bealls Inc. operates distribution centers in Florida and Texas, per Bradenton Magazine. The Business Observer reported $1.93 billion in revenue in 2024. As the Charlotte location prepares for its October opening, it will add a Bealls store in Eaton County.
