The project traces back to corporate filings showing Crab Dynasty Folsom LLC was officially incorporated on July 23, 2026, under document number B20260338280, with Jay Chen listed as manager and registered agent at the Folsom Blvd address, according to Bizprofile.net. As first reported by the Sacramento Bee, the menu will center on lobster, shrimp, clams, crab, crawfish and mussels, the hallmark ingredients of a seafood boil that typically combines fast-cooking shellfish with sausage, potatoes, corn and Creole or Cajun seasoning cooked together in one large pot.
Ethan Conrad Properties Inc., which owns College Greens West and signed the lease for Crab Dynasty, describes the concept on its company website as serving Cajun-style seafood and a customizable seafood boil that emphasizes quality ingredients, generous portions and a welcoming atmosphere. The Sacramento Bee's reporting notes the expansion builds on Crab Dynasty's original restaurant footprint in Lodi, an expansion detail also referenced in Ethan Conrad Properties' own announcement of the deal.
A Former Fast-Food Site With Serious Traffic Numbers
The space Crab Dynasty is moving into is a 3,050-square-foot second-generation restaurant building on a 27,041-square-foot lot, complete with a freestanding drive-thru setup, according to leasing documentation from Ethan Conrad Properties. Before it was leased, the site was marketed at $10,950 per month, or for sale outright at $1,979,000, per the same brochure. It's not yet known whether Crab Dynasty intends to use the existing drive-thru lane for takeaway boil orders or convert the footprint entirely to dine-in service.
Part of the appeal for operators is sheer visibility: Folsom Boulevard carries an average daily traffic volume of roughly 40,310 vehicles passing directly in front of College Greens West, per Ethan Conrad Properties' data. The shopping center also sits directly across Folsom Boulevard from Sacramento Regional Transit's College Greens Light Rail Station and nearby bus stops, giving both customers and staff a transit option beyond driving.
The plaza has also modernized its infrastructure, with on-site EVgo and IONNA electric vehicle fast-charging stations now available to shoppers, according to the same property documentation. Demographic estimates for 2025 show the 3-mile radius around the site includes 124,717 residents with an average household income of $122,813, underscoring the spending power in the surrounding College/Glen area.
Jack in the Box's Exit and a Shifting Tenant Mix
The Jack in the Box that previously operated at 8349 Folsom Blvd. closed in January, and former employment listings show it had been run by franchisee JIB Anand Inc. before shutting down. Its departure leaves College Greens West, a shopping center built in 1990 and renovated in 2007, continuing to reshape its tenant lineup, which still includes Raley's, Carl's Jr., Starbucks, Dollar Tree and AutoZone.
Crab Dynasty's arrival follows on the heels of another new food-and-beverage tenant nearby. State ABC licensing records showed in January that the adjacent suite at 8363 Folsom Blvd. had been leased for Sum' Mo Bar & Café, a deal Hoodline first reported as part of the plaza's broader push toward sit-down dining. Ethan Conrad Properties has said Crab Dynasty will add to the retail center's increasingly diverse mix of dining and shopping options, a description that fits the pattern of legacy drive-thru space giving way to hospitality concepts along this stretch of Folsom Boulevard.
