
A 197-room Marriott hotel and conference center is set to open in April 2027 inside Cedar Park's booming CedarView development, sitting next door to Nebraska Furniture Mart and Scheels in the fast-growing north side of town. The project pairs 17 suites with a 30,000-square-foot conference center, a nearly 10,000-square-foot ballroom, and a rooftop pool designed with a Riviera-inspired look.
The April opening timeline comes per Stephanie Shives, as reported by Community Impact. Shives said the hotel can cater to both business travelers and youth sports groups, with foot traffic expected to flow between Scheels, NFM, restaurants and other CedarView retail concepts. Marriott chose the site specifically because of the tourism expected from NFM and Scheels alongside Cedar Park's growing business community, according to the same report.
The conference center's footprint includes meeting rooms and ballrooms built to handle both corporate events and youth sports groups. Designers drew inspiration from the Hill Country and the Mediterranean, per the outlet, leaning into earth tones, Texas limestone and olive trees throughout the property.
Five Dining Concepts and a Club Lounge
Guests will have access to five food and beverage concepts once the hotel opens, including a Mediterranean restaurant, a French-inspired cafe, a pool bar and a lobby bar, the same report notes. Marriott Bonvoy members will also get access to an M Club Lounge, and the property will include a state-of-the-art fitness center.
The hotel's arrival is reflected in state filing records. Filings submitted to the Texas Department of Licensing and Regulation registered the project at 297 guest rooms and a $95 million construction cost across 382,207 square feet, according to MySA. That early filing described a seven-story hotel, a 50,797-square-foot conference facility and a three-story, 320-space parking garage. Current plans call for a 197-room hotel.
Who's Building It, and Why Cedar Park Bet Big
Indiana-based Great Lakes Capital is developing the hotel and convention center in partnership with NFM and the City of Cedar Park, with Cadence McShane Construction serving as general contractor and Luminaut handling architectural design, per the Austin Business Journal. The partnership was announced on March 10, 2025.
The hotel sits within a much larger bet Cedar Park placed on this stretch of land. The City Council approved a Master Development Agreement in December 2021 offering up to $45 million in performance-based tax rebates to NFM affiliate CPM Development LLC, according to REBusinessOnline. The deal required a minimum $400 million investment and 725 new jobs, with city officials projecting $435 million in net tax revenue over 25 years. The project has been described as strategic and transformative.
A 118-Acre Development Still Filling In
CedarView itself spans 118 acres along East New Hope Drive and is planned to eventually hold up to 5 million square feet of commercial space, anchored by NFM's 1.2 million-square-foot retail store, a 700,000-square-foot distribution warehouse and 250,000 square feet of additional retail, per The Real Deal. That NFM store will be the largest single retail store in the Austin area.
Scheels was expected to open its own 240,000-square-foot sporting goods superstore at CedarView later in 2026, with a September 5 target date, bringing more than 500 local jobs along with a 65-foot indoor Ferris wheel and a 16,000-gallon saltwater aquarium, as Hoodline previously reported. The retailer's Texas presence includes The Colony and the planned Cedar Park store.
Dallas-based JPI Development Group has also registered state plans for an $82 million, 425-unit apartment complex spanning 650,000 square feet within CedarView, with construction slated to run from January 2027 to January 2029, according to Community Impact. The multifamily project includes a precast parking deck, 12,000 square feet of indoor amenities and 30,000 square feet of outdoor courtyards, per the same outlet's earlier reporting.
Restaurants and Roads Catching Up to the Growth
Haywire is planned for a CedarView location, with FB Society as its owner, according to Connect CRE.
The City of Cedar Park is planning roadway improvements along East New Hope Drive, according to Hill Country News.
