A proposed EōS Fitness gym is planned for the northwest corner of Gateway Boulevard and US 80 in Forney, with wellness-focused services including strength and cardio equipment, group fitness classes, personal training, recovery amenities, and saunas, among other offerings. The proposed club would sit in Kaufman County, one of the fastest-growing patches of North Texas.
The massive Village at Gateway development is a 152-acre, 750,000-square-foot retail hub anchored by a 148,900-square-foot Target, a 139,000-square-foot H-E-B, a 135,000-square-foot Home Depot, and an 81,950-square-foot EVO Entertainment complex, according to Rejournals. Construction completion is targeted for August 2027 per permitting records, as reported by WhatNow. Author Daniela Velez notes that public filing dates are not always definitive, and that permitting timelines don't necessarily line up with an eventual grand opening.
Construction bidding for the ground-up fitness center has already moved forward, with contractor and subcontractor bid deadlines set for October 1, according to PlanHub. Permitting records list August 2027 as a completion target.
Why Forney Became a Magnet for Big-Box Growth
The Gateway corridor's commercial boom didn't happen by accident. U.S. Census Bureau data cited by inForney.com ranked Kaufman County as the second-fastest-growing county in the nation, with a 6% annual population increase from 2023 to 2024 that helped push Forney's population past 40,000 residents. That growth has made the area an obvious target for national retail and fitness chains looking to plant flags in suburban Sunbelt markets.
The Village at Gateway development is part of a 2,000-acre master-planned development.
A Private Equity-Fueled Expansion Spree
EōS Fitness itself is riding a wave of investment. The chain signed a definitive agreement for TSG Consumer Partners to acquire it in May 2025, according to TSG Consumer Partners; the transaction remained subject to closing conditions and regulatory approval. That capital is fueling a national goal of reaching 250 locations by 2030. The company now operates more than 225 locations nationwide that are open or in development, and Texas has become a central pillar of that growth.
By July, EōS Fitness had reached 30 open locations across the state after opening nine new gyms and signing nine additional leases across six states during the second quarter alone, per the company's own figures. That North Texas push has already reached the Dallas-Fort Worth area, with additional Austin-area plans near MoPac and Parmer Lane slated for 2027.
Amenities and Timeline Still Unclear
Earlier this year, EōS Fitness reinvested significantly in its existing gym network, adding AI-driven workout equipment and other amenity upgrades, according to Athletech News. The Forney location's full amenity package has not been detailed.
WhatNow Dallas reached out to EōS Fitness representatives about the opening timeline, but the company had not responded by press time. For now, Forney residents eager to see the gym rise near Gateway Boulevard and US 80 will have to watch the construction bids close out next month and wait for an official word on move-in day.
