Fontana's Planning Commission recently voted 5-0 to approve a 54-unit rental townhome community on Malaga Street, adding another project to the city's growing list of new housing developments. The roughly two-acre site sits east of Mango Avenue and west of Sierra Avenue, at 17031 Malaga Street, and will be built out with eight three-story, multiplex-style buildings.

Each of the 54 units will be a three-bedroom rental townhome ranging from 1,411 to 1,502 square feet, according to Fontana Herald News. Every unit comes with a tandem two-car garage, a living room and a third-floor balcony, and the design carries a modern look with a light tan color palette accented in gray.

Design Details and Site Layout

The buildings are planned with medium-sand exterior stucco, aluminum siding, roof trim, aluminum guardrails, metal awnings, vinyl windows and exterior light fixtures, per the same report. The site plan calls for a single entry point along with two alleys running along the northern portion of the property, and each unit is set to include at least 48 square feet of open space.

Planned amenities named in the report include outdoor seating furniture, two tot lots, a fitness facility and multiple paseos threaded through the community. The commission approved the design review as part of its action, and Fontana planning commission staff recommended the project for a California Environmental Quality Act exemption, the outlet reported.

No Public Comments, Staff Says

Property owners within 660 feet of the site were notified ahead of the hearing, and notice of the project ran in a local newspaper. Associate Planner Alejandro Rico, who presented the project's features and logistics to the commission, said staff received no comments about the plan.

Ahmad Awad, who represents SA Architects and Engineers Inc. on the project, told the commission the housing community would help address housing availability issues in Fontana, the article notes. The commission's unanimous vote followed that presentation with no recorded objections described in the coverage.

Part of a Broader Building Push

The Malaga Street approval lands amid a run of Fontana housing decisions at very different scales. The Planning Commission also considered a proposed 46-unit subdivision on South Highland Avenue, which was continued in August 2026.

Elsewhere in the city, the Fontana City Council upheld the Planning Commission's approval of a mixed-use project with 163 multifamily units and about 5,000 square feet of commercial space, denying an appeal after environmental concerns were raised, as reported by Citizen Portal. The city has also seen a much larger 408-unit multifamily proposal move through the Ventana Specific Plan on a 26.3-acre parcel.

Fontana Planning Commission meetings are currently held at 6 p.m. on the first and third Tuesday of each month at the Steelworker's Auditorium inside the Fontana Lewis Library & Technology Center, while city hall remains under construction.
