A tiny Louisville suburb along the Ohio River, home to roughly 600 people, has been ranked the second-richest ZIP code in the entire country. Glenview, Kentucky, carries an average household income of $702,592, putting it behind only Miami's Fisher Island on a new national list of the wealthiest places in America.
The ranking comes from WLKY's Get the Facts data team, which examined five-year estimates from the U.S. Census Bureau's American Community Survey 2024, the most recent data available, according to WLKY. The station's data team filtered ZIP codes with a household population of more than 100 and a median income exceeding $250,000, then examined the amount reported by each ZIP code on its federal income tax return along with median listing prices of homes on Realtor.com. By that measure, Glenview also holds the second-highest per-capita income of any place in Kentucky, and its median home listing price came in at $3.2 million, per the station's reporting.
A separate analysis from IncomeByZipCode, using the same American Community Survey 2024 five-year estimates, put Glenview's ZIP code, 40025, at a median household income of $250,001 and a per-capita income of $263,334. That site also found that 75.1% of households in the ZIP code earn more than $200,000 a year, according to IncomeByZipCode. Its methodology differed from WLKY's: the site says it excluded ZIP codes with fewer than 500 people or margins of error greater than 50% of the income estimate, then sorted by mean income rather than the population and median-income filters WLKY described.
A Small Footprint With Outsized Numbers
Glenview itself is compact. The community has a total population of 557 residents and just 227 households, averaging two people each, according to demographic data compiled by Point2Homes. Every one of its 233 housing units is a detached single-family home, the site notes, underscoring the suburb's low-density, upscale character just outside Louisville.
Within the broader Louisville metro area, Glenview's ZIP code, 40025, ranks first for average household income at $702,592, with 213 households counted in the same five-year estimates, per an analysis from Neilsberg. The next-closest metro competitor, ZIP code 40059 in Prospect, trails far behind at an average household income of $236,322, the same analysis found.
Home values in the suburb have also been climbing. The average Glenview home was worth $1,225,124 as of the end of August, up 6.1% over the previous year, according to Zillow figures. IncomeByZipCode separately notes that the ZIP code's $702,592 average household income outpaces the $578,681 average reported for Glenview city overall, though the two figures may not share identical boundaries or survey periods.
How Glenview Stacks Up Nationally
Fisher Island, the exclusive Miami Beach enclave accessible only by ferry or private boat, still holds the top spot nationally. Households there earn a median income above $250,000 and average $756,000 annually, WLKY reports. Rounding out the top tier is Atherton, the Silicon Valley suburb known as a hub for tech billionaires, which WLKY lists as the next ZIP code mentioned behind Fisher Island and Glenview.
Nationally, the picture for typical American households looks far different. The Census Bureau estimated median household income at $83,730 in 2024, a slight increase from $82,690 the year before, per WLKY's reporting. That gap helps illustrate just how far outside the norm ZIP codes like Glenview and Fisher Island sit.
The luxury real estate market has been moving fast at the very top, even if that trend is separate from the income rankings. Fisher Island's median sale price jumped 65% in 2025 from the previous year, and ten ZIP codes nationwide recorded median sale prices above $5 million that year, twice as many as the year before, according to PropertyShark. Fisher Island's $9.5 million median sale price made it the country's most expensive ZIP code by that measure in 2025, edging out Atherton, California, at $8.33 million. Realtor.com's own analysis pegged Fisher Island's median listing price even higher, at $11.9 million, and PropertyShark found California accounted for 61% of the 100 priciest ZIP codes nationwide in 2025 — a reminder that Glenview's ranking is built on income rather than home prices.
New income figures aren't expected for some time. The Census Bureau is scheduled to release 2025 income data for ZIP codes in December 2026, according to IncomeByZipCode, which will offer the next opportunity to see whether Glenview holds onto its spot near the top of the national list.
