
Greenspoint Mall is a North Houston shopping center.
The mall sits at the northeast corner of Interstate 45 and Sam Houston Parkway, a location that once made Greenspoint one of Houston's premier shopping destinations after it opened in 1976.
Greenspoint Mall closed to tenants at the end of July 2024, with property owners at the time citing an end-of-month deadline for stores to move out, according to a separate chron.com report. Kevin Wyatt said Greenspoint Mall was an important part of North Houston for nearly five decades, per the same Chron account of the redevelopment plans.
What's Replacing the Old Mall
CityNorth Industrial Park will include industrial buildings across the property, the report notes. The finished project is expected to serve both large logistics and distribution operations and smaller companies looking for space near the freeway.
A 45,500-square-foot build-to-suit building for a Fitness Connection facility is also planned, giving the area a new fitness option.
City Leaders Weigh In
City officials have also flagged an upgraded Houston North Belt Station and Fire Department Station 84 as expected improvements in the surrounding area, part of what officials describe as a broader redevelopment initiative for Greenspoint.
Additional details about the site plan, buildings and leasing opportunities are expected to be released as development progresses, per the release cited by Chron.
A Pattern of Reinvestment in Greenspoint
The industrial park adds to a string of major investments in the Greenspoint area over the past several years, including a $136 million Amazon warehouse, a $250 million Coca-Cola bottling and distribution center, a $26 million BMX bike park and a $35 million Hilton renovation, according to the Houston Chronicle. That reporting also found that the submarket encompassing Greenspoint saw more industrial space built in 2019 than any other sector in the region, even as the area's high-end office vacancy rate climbed to 57 percent by the end of that year following Exxon's departure in 2015.
Greenspoint has also seen residential investment nearby. The Summit at Renaissance Park, a 325-unit multifamily community built within the Greenspoint Mall property, according to YieldPro, drew city financial backing, though reports differ on the exact terms: chron.com described a $15 million city loan approved in 2021, while other coverage cited by the outlet described a $14.9 million subsidy for an $87 million project.
Part of a National Trend
Mall reuse has become increasingly common nationwide. Urban Land reports that StoneCreek Partners identified more than 150 malls across North America that have either been redeveloped in recent years or are currently in the works, though the publication also notes that getting complete control of a mall site is often the biggest challenge developers face when multiple parties own separate buildings or parcels.
