The estate was first listed in May 2023 for $29.9 million before being relisted this month at $24.5 million, an 18.1 percent reduction, according to Las Vegas Review-Journal. Listing agent Kristen Routh-Silberman of Douglas Elliman described the home as “pretty close to one of a kind.”
Dragon Ridge Drive itself contains just nine homes, all designed as private enclaves, and Empire Estate is built as what the listing calls a completely private resort. The primary suite occupies its own wing, complete with a separate office, a spa bath, dual custom closets, and that Strip-facing wraparound balcony. Routh-Silberman has her own recent eight-figure track record in the neighborhood, having represented the seller in the second-highest Henderson sale of 2025, a $14.25 million deal for a 13,400-square-foot MacDonald Highlands mansion built for healthcare executive Stephen Thorne.
A Hot Enclave With Room to Grow
MacDonald Highlands covers 1,320 acres along the McCullough Range at elevations between 2,500 and 2,700 feet, a topography that helps produce the kind of unobstructed Strip views Empire Estate advertises, according to Nevada Real Estate Group. The community is anchored by the private, members-only DragonRidge Country Club, which features an 18-hole championship golf course designed by Jay Morrish and David Druzisky along with a 35,000-square-foot clubhouse, per IS Luxury. For the 12-month period ending September 15, 2026, 68 homes closed in MacDonald Highlands at a median price of $4.25 million, while 66 active listings carried a median asking price of $5.75 million in mid-September, the Nevada Real Estate Group reports.
The neighborhood is only expanding its high-end footprint. The Four Seasons Private Residences development is bringing 171 new luxury units to MacDonald Highlands priced from $3.5 million to $30 million, according to a post on Reddit's r/VegasRealtor. Brokers marketing properties like Empire Estate routinely point to Nevada's lack of state individual income, corporate income, estate, and inheritance taxes as a driver for high-net-worth buyers relocating from other states, per Elite Realty — a dynamic Hoodline also explored with a $22.5M Ridges listing earlier this year. Whether an out-of-state buyer or a local high-net-worth collector ends up closing near the current $24.5 million ask remains an open question.
