Crews are now building a five-story apartment complex at 5909 S. Crenshaw Boulevard in Hyde Park, just south of the Metro K Line's Hyde Park Station and two blocks south of Slauson Avenue. Once finished, the building will hold 65 studio, one-, two-, and three-bedroom apartments, with ten of those units set aside for very low- and extremely low-income households.
The project's path to construction stretches back several years, according to Urbanize LA, which first reported the construction milestone. Los Angeles planning officials granted the project entitlements in 2021, and building permits followed in mid-2025. The development also relied on Transit Oriented Communities incentives, a city program that permitted a larger building than would otherwise have been allowed given the site's proximity to the Metro station.
From Concept Drawings to Steel and Concrete
The design that's now taking shape traces back to 2019, when the firm The Code Solution presented a project concept to the Crenshaw Corridor Design Review Board. That early concept was portrayed as a contemporary podium-type building, and it included a rooftop amenity deck and a central courtyard, according to the same Urbanize LA report.
Ownership of the project has shifted over time. ABY Holdings, LLC was the initial applicant that pursued entitlements for the site, but the land itself was sold in 2022 to Transworld Properties, LLC, per the report's account of the property's history.
Part of a Broader Building Boom Along Crenshaw
The Hyde Park project isn't rising in isolation. It's one of at least a half-dozen similar multifamily residential buildings that have gone up in recent years around Hyde Park Station, reflecting a wave of transit-adjacent housing construction along the corridor.
Other projects nearby illustrate the pace of that activity. A separate proposal at 7175 South Crenshaw Boulevard calls for a building with 162 apartments — some of which would be affordable — plus one accessory dwelling unit, according to The Real Deal. And at 5365 South Crenshaw Boulevard, construction had reached a major structural milestone by December, according to a report from LA YIMBY.
How Transit Incentives Shape What Gets Built
The Transit Oriented Communities incentives that helped clear the way for the 5909 S. Crenshaw Boulevard project are part of a citywide framework that Los Angeles City Planning tracks through public maps, according to the agency's own online resources. Those tools let residents see where density bonuses and similar incentives apply near transit stops across the city, including the stretch of Crenshaw Boulevard now filling in with new apartment buildings.
