
A coworking space that has sat empty in Playa Vista since before the pandemic is finally getting a new tenant. Industrious is taking over the former WeWork space at 12655 West Jefferson Boulevard, marking the company's 20th location across Greater Los Angeles and its second outpost in the neighborhood.
The New York-based coworking firm will operate the new space under its Indy by Industrious brand, according to The Real Deal. Indy often opens in spaces previously run by coworking competitors, and this marks the second time this year Industrious has used the brand to backfill a rival's old footprint — it launched an Indy location in Beverly Hills earlier in 2026. Terms of the Playa Vista lease have not been disclosed, and bizjournals.com reports that the company had been seeking a Playa Vista site for years that wouldn't compete with its existing location on 6060 Center Drive.
The new space is expected to open this winter, per a search snippet from L.A. Business First, and will include Wi-Fi, private suites, collaborative areas, concierge services, café access and event space. CBRE, which acquired Industrious last year according to commercialobserver.com, represented the company in a 21,000-square-foot lease deal for the site.
A Building With a Complicated Recent History
The property is owned by Mani Brothers, a privately held real estate investment company owned by Simon and Daniel Mani, which bought the building from Hudson Pacific Properties for around $82 million in November 2017. WeWork had signed a lease there for at least 75,400 square feet, making it the building's largest tenant, but left in 2022 before that lease expired. The site has remained vacant since before the pandemic, according to the seed report.
That departure hit hard: portfolio occupancy plummeted to 41 percent at the time, according to Morningstar's figures cited by therealdeal.com, though recent servicer commentary puts occupancy back up to 57 percent. The two Mani Brothers buildings at 12555 and 12655 Jefferson Boulevard, totaling about 194,000 square feet, secured a $54 million loan that landed in special servicing earlier in 2026 after the brothers missed payments, per the same outlet. The Mani brothers have since said the lender approved loan modifications — the reason behind the transfer — and that the loan is now current, even though it remains in special servicing.
Industrious Keeps Expanding Across the Region
The Playa Vista deal is part of a broader Industrious push across Greater Los Angeles. The company operates more than 250 locations in over 80 cities globally, and it recently signed for 12,000 square feet across two floors at Caruso's Masonic Temple in Glendale — a space set to open in late June 2027 as its 19th Greater LA location, with 101 private office seats and 17 common-area seats, according to the same commercial real estate outlet. Industrious also opened a second Beverly Hills location under the Indy brand this year, at 8484 Wilshire Boulevard, which was scheduled to open in November.
Why Landlords Keep Betting on Coworking
Los Angeles remains the largest coworking market in the country, topping the list of U.S. cities with the most coworking space, according to data from CoworkingCafe. The city had more than 350 coworking locations and nearly 8 million square feet of coworking inventory as of the most recent count — with coworking space accounting for roughly 2.6 percent of all Los Angeles office inventory. The average coworking location in the city measures 22,055 square feet.
Industrious itself ranks fourth among Los Angeles coworking operators with 17 locations, and the five largest operators in the city together control nearly 35 percent of its coworking inventory. For landlords like Mani Brothers sitting on vacant space in a soft office market, filling a long-empty floor with a proven coworking brand offers at least one path back toward stability — even as the broader terms of these deals stay behind closed doors.
